<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />PDR-352, Curtis and Linda Swartz <br />3552 Vine Street <br />June 9, 2004 <br /> <br />PLANNING <br /> <br />1. The proposed residence shall conform substantially to the site plan, floor plans, <br />architectural elevations, and color and material board dated "Received May 4, 2004," <br />Exhibit A, on file with the Plarming Department, except as modified by these conditions. <br />Minor changes to the plans may be allowed subject to the approval of the Plarming <br />Director if found to be in substantial conformance with the approved exhibits. <br /> <br />2. This design review approval will lapse one year from the effective date of approval, <br />unless a building permit has been issued and construction has commenced and is <br />diligently pursued toward completion, or unless an extension has been approved by the <br />City. <br /> <br />3. All conditions of aooroval for this case shall be written bv the oroiect deveIooer on <br />all buildine oermit oIan check sets submitted for review and aooroval. These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project site. It is the responsibility of the building developer to ensure that the project <br />contractor is aware of, and abides by, all conditions of approval. It is the responsibility of <br />the building developer to ensure that the project landscape contractor is aware of, and <br />adheres to, the approved landscape and irrigation plans. Prior approval from the <br />Pleasanton Plarming Department must be received before any changes are constituted in <br />site design, grading, building design, building colors or materials, landscape material, etc. <br /> <br />4. The maximum height of the detached workshop/garage shall not exceed 15 feet, <br />measuring from the grade to the peak of the roof. <br /> <br />5. The applicant shall utilize "Green Building" practices in constructing the new residence <br />on this site. The applicant shall use its best efforts to implement the measures identified <br />in the Alameda County Waste Management Authority's New Home Construction Green <br />Building Guidelines in the design, construction, and operation of the new residence to <br />achieve 50 points on the Green Building rating system. Before issuance of building <br />permits, the applicant shall submit to City staff the green building provisions that would <br />be incorporated into the proposed project's construction. Before issuance of a building <br />permit, the green building measures shall be explicitly called out on a separate sheet of <br />the building permit plan set and shall be subject to the review by the Planning Director. <br /> <br />1 <br />
