<br />Exhibit B <br /> <br />Conditions of Approval <br />PUD-23, Regis Lachance <br />1072 Division Street <br />April 28, 2004 <br /> <br />General Conditions: <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received" March I, and March 29,2004, on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval ofthe Planning Director iffound to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. This PUD shall be subject to the uses of the R-1 District. <br /> <br />3. This PUD shall be subject to the following site development standards: <br /> <br />Lot A <br /> <br />Future additions and new accessory structures shall conform to the standards ofthe R-1- <br />6,500 Zoning District*, except that the minimum required rear yard setback for accessory <br />structures shall be 3 feet. <br /> <br />The Lot A property lines are as follows: <br /> <br />Front = Southern (Fair Street) property line. <br />Rear = Northern property line abutting 1088 Division Street. <br />Sides = Western property line abutting 4801 Fair Street and the eastern property <br />line separating Lot A from Lot B. <br /> <br />LotB <br /> <br />No additions or expansions are permitted to the Lot B house or garage. New accessory <br />structures shall conform to the standards of the R-1-6,500 Zoning District*, except that <br />the minimum required rear yard setback shall be 3 feet. <br /> <br />The Lot B property lines are as follows: <br /> <br />Front = Eastern (Division Street) property line. <br />Rear = Western property line separating Lot A from Lot B. <br />Street Side = Southern (Fair Street) property line <br />Interior Side = Northern property line abutting 1088 Division Street. <br />
