<br />Resolution No. PC-2004-27 <br />Page Two <br /> <br />2. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />As proposed and conditioned, the school would generate no more single-car trips <br />than that already computed for the existing office building and, therefore, would <br />have no greater effect on the surrounding streets and intersections than that of the <br />typical office tenant that can occupy this building. As demonstrated and <br />conditioned, the school would structure its class schedules so that the majority of <br />its traffic is traveling to the school outside of the morning commute hour. Many <br />of the students attending the school during the morning commute hour would use <br />buses and carpools. More than adequate parking is provided on-site for the total <br />projected enrolment for the school. The proposed use and its activities would not <br />interfere with adjacent uses. As conditioned, Carden West School would meet the <br />occupancy and other requirements of the Pleasanton Municipal Code, Fire Code, <br />and Uniform Building Code. The operation of the proposed school at this <br />location would not be detrimental to the public health, safety, and welfare, nor <br />will it pose a threat to surrounding properties or improvements, and, therefore, <br />this finding can be made. <br /> <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br /> <br />The site's zoning regulations conditionally permit the establishment of private <br />schools. The proposed use complies with all relevant sections of the Hacienda <br />Park design guidelines and the Pleasanton Municipal Code. Therefore, this <br />finding can be made for the operation of the Carden West School at this location. <br /> <br />WHEREAS, the Planning Commission determined that the proposed conditional use would be <br />compatible with the existing uses in the area. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PCUP-lll, the application of Carden West School for conditional <br />use permit approval to allow the operation of a private school having a projected <br />enrolment of up to 440 students from preschool through the eighth grade in an <br />existing building located at 4576 Willow Road in the Hacienda Park, subject to <br />the conditions shown in Exhibit "B," attached hereto and made part of this case <br />by reference. <br />
