<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-27 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF CARDEN WEST SCHOOL FOR <br />CONDITIONAL USE PERMIT, AS FILED UNDER CASE PCUP-111 <br /> <br />WHEREAS, Carden West School has applied for conditional use permit approval to allow the <br />operation of a private school having a projected enrolment of up to 440 students <br />from preschool through the eighth grade in an existing building located at <br />4576 Willow Road in the Hacienda Park; and <br /> <br />WHEREAS, zoning for the property is PUD-l/C-O (Planned Unit Development - Industrial! <br />Commercial-Office) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of April 28, 2004, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The site of the proposed use is located in Hacienda Park and zoned PUD-I/C-O, <br />which conditionally permits private schools. Staff believes that Carden West's <br />activities - kindergarten through eighth grade education programs, before/after <br />school extended-care programs, after school classes, preschool programs, and <br />summer camp programs - are consistent and compatible with the uses of the <br />business park. The conditions of approval for this project give the City the <br />appropriate controls to ensure that the use does not have any negative impacts on <br />the surrounding businesses. The proposed conditional use permit for the Carden <br />West School at this location is in accordance with the objectives of the zoning for <br />this district and, therefore, this finding can be made. <br />
