PLANNING COMMISSION CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-2004-27 RESOLUTION APPROVING THE APPLICATION OF CARDEN WEST SCHOOL FOR CONDITIONAL USE PERMIT, AS FILED UNDER CASE PCUP-111 WHEREAS, Carden West School has applied for conditional use permit approval to allow the operation of a private school having a projected enrolment of up to 440 students from preschool through the eighth grade in an existing building located at 4576 Willow Road in the Hacienda Park; and WHEREAS, zoning for the property is PUD-l/C-O (Planned Unit Development - Industrial! Commercial-Office) District; and WHEREAS, at its duly noticed public hearing of April 28, 2004, the Planning Commission considered all public testimony, relevant exhibits, and recommendations of the City staff concerning this application; and WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act (CEQA); and WHEREAS, the Planning Commission made the following findings: 1. The proposed location of the conditional use is in accordance with the objectives of the zoning ordinance and the purpose of the district in which the site is located. The site of the proposed use is located in Hacienda Park and zoned PUD-I/C-O, which conditionally permits private schools. Staff believes that Carden West's activities - kindergarten through eighth grade education programs, before/after school extended-care programs, after school classes, preschool programs, and summer camp programs - are consistent and compatible with the uses of the business park. The conditions of approval for this project give the City the appropriate controls to ensure that the use does not have any negative impacts on the surrounding businesses. The proposed conditional use permit for the Carden West School at this location is in accordance with the objectives of the zoning for this district and, therefore, this finding can be made.
