<br />8. The applicants shall comply with the recommendations of the geotechnical report <br />prepared by Geotechnical Engineering Inc., dated October 28, 2003(Job No. 112042). <br />The applicants' geotechnical consultant shall review and approve all foundation, <br />retaining wall, and drainage geotechnical aspects of the final development plans to ensure <br />that the recommendations have been properly incorporated into the development. The <br />consultant shall certify by writing on the plans or as otherwise acceptable to the Director <br />of Building Inspection that the final development plan is in conformance with the <br />geotechnical report approved with the project. <br /> <br />9. The geotechnical consultant shall be present on site during grading and excavation <br />operations. The results of the inspections and the as-built conditions ofthe project shall <br />be certified in writing by the geotechnical consultant for conformance to the approved <br />plans and geotechnical report and submitted to the City Engineer and Director of <br />Building Inspection for review and approval prior to occupancy <br /> <br />10. The elevations of the building pad and building height shall be verified as being in <br />conformance to the design review plans dated "Received February 13,2004" on file in <br />the Planning Department. Said verification is the project developer's responsibility, and <br />shall be performed by a licensed civil engineer. The written verification shall be provided <br />to the Planning Department before the first framing or structural inspection by the <br />Building Department. <br /> <br />II. Prior to the issuance of a building permit, the applicants shall submit a final landscape <br />and irrigation plan to the Planning Director for review and approval. The landscape plan <br />shall detail the planting materials, size, and location. Non-deciduous trees shall be <br />planted and they shall be at a minimum of IS-gallon size. Shrubs shall be at a minimum <br />of five-gallon size. <br /> <br />12. The applicants shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this <br />development. Said agreement shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br /> <br />13. Prior to issuance of a building permit, the applicants shall submit a final drainage plan to <br />the City for review and approval. The final drainage plan shall be prepared by a licensed <br />engineer to include a calculation of all on-site runoff. The calculation shall state if the <br />existing on-site drainage has the capacity to handle all existing and new storm water <br />run-off and any spring water from the hills to the west. The applicants shall upgrade the <br />drainage system if the calculation shows that the proposed drainage system is inadequate <br />in size. All calculations and drainage improvements shall be subject to the approval of the <br />Director of Building Inspection. <br /> <br />2 <br />
