<br />8. The property owner shall dedicate the right-of-way necessary for the installation <br />of a new sidewalk along Old Santa Rita Road. <br /> <br />9. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br />shrubs/groundcover a minimum of five (5) gallons. The applicant shall provide a <br />final landscaping showing this condition is met. All required landscaping shall be <br />installed prior to the final inspection by the Building Department. <br /> <br />10. The property owner shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all landscaping included in this project will <br />be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall run with the land for the duration <br />of the existence of the structures located on the subject property. All proposed <br />and required landscaping shall be irrigated. <br /> <br />II. All existing wells on the site shall be removed or sealed, filled, and abandoned <br />pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use of an existing well <br />for construction water. Any wells designated for abandonment or any wells <br />encountered during construction are to be destroyed in accordance with a permit <br />obtained from Zone 7. <br /> <br />12. Prior to issuance of a building permit, the project developer shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water <br />meters, including irrigation meters. Additionally, the project developer shall pay <br />any applicable Dublin San Ramon Services District (DSRSD) sewer permit fee. <br /> <br />13. The applicant shall lower the light pole height, adjust the light fixtures, or both, to <br />prevent light spill onto the adjacent properties. Prior to issuance of a building <br />permit, the applicant shall submit a revised lighting plan and lighting <br />photometrics to the Planning Director for review and approval. <br /> <br />14. A final inspection by the Planning Department is required. <br /> <br />15. All site improvements and construction activities shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m., Monday through Saturday. All construction equipment <br />must meet DMV noise standards and shall be equipped with muffling devices. <br />No construction shall be allowed on Federal holidays. <br /> <br />16.
