<br />Exhibit "B" <br />Conditions of Approval <br /> <br />PCUP-87, Valley Humane Society <br />3670 Nevada Street <br />February 11, 2004 <br /> <br />I. The operation of the facility for the Valley Humane Society covered by this approval shall <br />substantially conform to the statement of operations, Exhibit "A", dated "Received January 7, <br />2004" on file with the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved exhibits. <br /> <br />2. This conditional use permit approval will lapse within one year from the date of approval unless <br />a building permit is issued and construction has commenced and is diligently pursued toward <br />completion or an extension has been approved by the City. <br /> <br />3. Except when used to enter/exit the building by Humane Society staff, the rear building entry/exit <br />doors facing the Arroyo Del Valle shall remain closed at all times. <br /> <br />4. Veterinary services shall be provided only to the animals being cared for by the Valley Humane <br />Society for adoption, not to the public. <br /> <br />5. All activities of the Valley Humane Society at this location shall be conducted indoors. There <br />shall be neither outdoor kennels nor the outdoor boarding of animals. Dogs, supervised by a <br />Humane Society handler, may be exercised/walked in the patio area behind the building. No dog <br />may be left unattended. If the dog begins to bark, it will be returned to the building. <br /> <br />6. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other impacts, <br />at the discretion of the Planning Director, the conditional use permit may be referred back to the <br />Planning Commission for subsequent review at a public hearing. If necessary, the Planning <br />Commission may modify or add conditions of approval to mitigate such impacts, or may revoke <br />the conditional use permit. <br /> <br />{end} <br />
