<br />52. The project developer shall enter into a maintenance agreement with the City for storm water <br />treatment devices including vegetative filter swales. The project developer shall submit the <br />agreement to the City Engineer and to the City Attorney for review and approval before issuance <br />of a building permit. The agreement shall run with the land. <br /> <br />53. The driveways shall be widened to 25 feet unless otherwise approved by the City Engineer. This <br />change shall be shown on the building permit plan set for review and approval by the City <br />Engineer prior to issuance of a building permit. <br /> <br />54. All utilities required to serve any existing or proposed development on-site shall be installed <br />underground. <br /> <br />55. The paving sections for the on-site parking and drive areas shall be designed on the basis of an <br />R-Value test and a traffic index to carry the anticipated traffic loads. This design shall be subject <br />to the approval of the Director of Building Inspection. The minimum paving section shall be <br />two-inches of asphalt concrete (A.C.) on a six-inch asphalt base (A.B.). The minimum A.C. <br />pavement slope shall be one percent. For pavement slopes less than one percent, the surface <br />runoff shall be carried in a concrete gutter to an acceptable point of discharge. The minimum <br />slope for concrete gutter shall be 0.5 percent. <br /> <br />56. The project developer shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including concrete- <br />lined V -ditches, to protect all cut and fill slopes from surface water overflow. This plan shall be <br />subject to the review and approval of the City Engineer and/or the Chief Building Official prior <br />to the issuance of any building permits. <br /> <br />57. The project developer shall dedicate the necessary right-of-way and shall participate in a <br />deferred improvement agreement with such surety as is acceptable to the City Attorney and the <br />City Engineer to widen and improve Nevada Street between the two driveways, including the <br />driveway approaches, in accordance with the approved "Precise Alignment Plan for Del Valle <br />Parkway", now called Nevada Street. The street widening shall be approximately 20 feet in <br />order to allow for a street width of 54 feet, measured face-of-curb to face-of-curb. No sidewalk <br />is required on the project's side of the street, only curb and gutter. <br /> <br />58. The project developer shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will be <br />determined by the City Engineer. <br /> <br />59. The project developer shall grant an easement to the City over those parcels needed for public <br />service easements (P.S.E.) and which are approved by the City Engineer or other easements, <br />which may be designated by the City Engineer. <br /> <br />60. The haul route for all materials to and from this development shall be approved by the City <br />Engineer prior to the issuance of an encroachment permit. <br /> <br />61. The project developer shall submit a dust control plan or procedure as part of the improvement <br />plans. <br />
