<br />44. All curbs located within a seven-foot, six-inch radius of a public fire hydrant shall be painted red, <br />unless, modified by the Fire Chief. Blue street "hydrant markers" shall be installed for all fire <br />hydrants per City of Pleasanton Standard Specifications. <br /> <br />45. All private driveways designated as fire lanes by the Fire Chief shall be maintained in <br />accordance with Articles 9 and 10 ofthe Uniform Fire Code which permits towing vehicles <br />illegally parked on the fire lanes. Fire lane curbs shall be painted red with "No Parking, Fire <br />Lane, Tow Away Zone" or "No Parking, Fire Lane, Tow Away Zone" signs shall be installed as <br />required by the Vehicle Code. <br /> <br />46. All portions of the building covered by this approval shall have installed and operating, fire <br />extinguishers with a minimum 2-A: I O-B:C rating. The fire extinguishers shall be located within <br />a 75-foot radius of each other. <br /> <br />Engineering Requirements: <br /> <br />47. The project developer shall relocate the existing 36-inch storm drainpipe crossing the northwest <br />corner of the property so that no weight from the building bears on the storm drainpipe. The <br />project developer shall submit the improvement drawings for this work for review and approval <br />by the City Engineer prior to issuance of a building permit. <br /> <br />48. The project developer shall have the existing easement for this storm drain pipe relocated to the <br />satisfaction of the City Engineer by preparing the necessary quitclaim deeds for the existing <br />easement and new deeds for the relocated easement prior to issuance of an occupancy permit for <br />the structure covered by this approval. The deeds shall be prepared to the satisfaction of the City <br />Engineer and the City Attorney and shall be recorded before occupancy of this building. <br /> <br />49. The project developer shall design and then construct the building pad to be higher than the <br />100-year flood elevation as established by the Alameda County Flood Control Zone 7. The <br />property shall be graded such that no storm water runs directly to the Arroyo del Valle. These <br />details shall be shown on the final grading and drainage plan to the satisfaction of the City <br />Engineer before issuance of a building permit. <br /> <br />50. The project developer shall install a storm water device in the parking lots in compliance with <br />the City's Ordinance for Storm Water runoff. The devices shall be shown on the final grading <br />and drainage plan and shall be subject to the review and approval by the City Engineer prior to <br />issuance of a building permit. The project developer is directed to the "Start at the Source" <br />Design Guidance Manual for Storm Water Protection, 1999 Edition Produced by BASMAA, for <br />the type of devices that would be acceptable for this facility. <br /> <br />51. The project developer of his/her engineer shall submit drainage calculations to the City Engineer <br />for review and approval prior to issuance of a building permit. The drainage system shall be <br />designed for a ten-year storm event. <br />
