r- 5. MATTERS CONTINUED FOR DECISION <br />a. PDR-338, WalMart <br />Application for design review approval to construct an approximately <br />5,264-square-foot stockroom addition and an approximately 5,761-squaze-foot <br />garden center expansion to the existing Wa1Mart store in the Metro 580 shopping <br />center located at 4501 Rosewood Drive. Zoning for the property is PUD-UC-O <br />(Planned Unit Development -Industrial/Commercial-Office) District. <br />Mr. Iserson summazized the staff report and detailed the history of this application. The <br />applicant improved and enhanced the design additions as requested by the Planning <br />Commission. He noted that additions were made to sections of the masonry colonnade <br />trellis element along the south side of the store. Several decorative headers were added to <br />demarcate the entrance at the gazden area, and several metal decorative canopy elements <br />were added to the existing building wall. Trees and landscaping were added adjacent to <br />the gazden center and stockroom addition. He described the details of each enhancement <br />as presented in the staff report. <br />Mr. Iserson advised that there would be a slight loss of parking spaces, but the store <br />would still have well over the minimum requirement of pazking. Staff believes that it <br />was a benefit for the applicant to perform the redesign and believes that the revisions are <br />consistent with the Planning Commission's vision and enhance the design of the <br />expansion. Staff recommends that the Planning Commission approve the design review <br />application, subject to the conditions of approval. <br />Commissioner Fox noted that she had read about Wa1Mart's "Store of the Community" <br />program, which utilized the services of the company's director of architecture, Bill <br />Corell. She inquired whether he had been involved in these revisions. Mr. Iserson <br />replied that Perry Butcher & Associates was the azchitectural firm and that he was in <br />attendance. <br />In response to an inquiry by Commissioner Kameny, Mr. Iserson confirmed that the <br />applicant's willingness to accept staff s recommendation for further flowering plants in <br />the tree wells was included in Condition No. 7. <br />Commissioner Sullivan arrived at this point and joined the Commission on the dais. <br />THE PUBLIC HEARING WAS OPENED. <br />Jennifer Renk, Steefel, Levitt & Weiss, attorney representing Wa1Mart Stores, Inc., <br />advised that the applicant had worked very closely with staff to incorporate the <br />Commission's design suggestions as well as additional recommendations made by staff. <br />She believed that the revised plans achieved the Commission's wishes and introduced the <br />members of the team in attendance. <br />PLANNING COMMISSION MINUTES July 14, 2004 Page 3 of 24 <br />
