Mario Saavedra <br />Workshop to review and provide comments on a proposal to demolish the existing <br />building at 347 Division Street and to construct an approximately 3,252-square- foot <br />building. Zoning for the property is CC (Central Commercial) Downtown Revitalization <br />District. <br />Commissioner Kameny advised that he was along-time client of the applicant and had <br />developed a personal and business relationship with him. He recused himself from this item and <br />left the dais. <br />Commissioner Fox took Commissioner Kameny's place on the dais <br />Mr. Otto summazized the staff report; staff sought the Commission's assessment of the <br />appropriateness of the azchitectural style and whether the project should be peer-reviewed by the <br />City' consulting architect. He described the proposed use and noted that the proposed floor area <br />ratio was 57 percent. Because the FAR did not exceed 80 percent, the project was not required <br />to provide any off-street pazking due to its location within the pazking assessment district. He <br />described and displayed the proposed colors and materials of the project. <br />THE PUBLIC HEARING WAS OPENED. <br />Mark Stoklosa, project azchitect, noted that he would be available to answer questions. <br />In response to an inquiry by Commissioner Maas regazding the addition of a window in the east <br />elevation of the front entry wall, Mr. Stoklosa noted that it would be a small window. He noted <br />that other buildings that he has designed were very compatible with the Downtown azchitecture <br />and that enhanced the Downtown character. He added that as a licensed azchitect, he did not <br />believe it was necessary to subject his designs to peer review. <br />In response to an inquiry by Commissioner Maas regazding flexibility in the tan color, <br />Mr. Stoklosa noted that he wished to use more of an adobe color and added that he would be <br />flexible in color selection. <br />Commissioner Maas agreed with Mr. Stoklosa's opinion regazding the peer review for this <br />project. <br />Mario Saavedra, building owner, noted that he and his wife wished to create an attractive <br />building for the Downtown. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Arkin noted that the architecture bothered him a great deal in this location. <br />Chairperson Roberts agreed with Commissioner Arkin's assessment and added that while some <br />elements may be appropriate, some of the building angles may not weaz well over the long term. <br />PLANNING COMMISSION MINUTES June 23, 2004 Page 9 of IS <br />
