- Mr. Iserson noted that in the signage discussions, temporary signage was not included. <br />He noted that the Zoning Ordinance included requirements that addressed temporazy <br />signage that would take precedence. <br />Commissioner Maas complimented staff on the guidelines and believed that the <br />flexibility of the document would serve the Downtown area well. <br />Mr. Iserson recommended that the design guidelines be adopted and that the change <br />regarding the transition area also be a part of the motion. <br />THE PUBLIC HEARING WAS OPENED. <br />Christine Salidivar, Director, Pleasanton Downtown Association (PDA), noted that the <br />PDA commended City staff and the Committee members on the hard work they put into <br />the Guidelines. The PDA supported the Downtown Design Guidelines in the spirit in <br />which they were written and appreciated the flexibility in the Guidelines. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Kameny moved to recommend approval of the Draft Downtown <br />Design Guidelines to the City Council, including the recommendation to address the <br />transitional area as set forth in the a-mail from Mr. George Dunder to staff. <br />Commissioner Maas seconded the motion. <br />ROLL CALL VOTE <br />AYES: Commissioners Arkin, Fox, Kameny, Maas, and Roberts. <br />NOES: None. <br />ABSTAIN: None. <br />ABSENT: Commissioner Sullivan. <br />Resolution No. PC-2004-36 was entered and adopted as motioned. <br />f. PREV-397, Noushin Murphy (Vincent & Murahy, Inc.) <br />Work session to review and provide comments on the revised design plans for a <br />5,220-square-foot, one-story commercial building on the existing building pad site <br />located near the McDonald's restaurant building facing the southwest corner of Bernal <br />Avenue and Stanley Boulevard. Zoning for the property is PUD-C (Planned Unit <br />Development -Commercial) District. <br />Mr. Iserson presented the staff report, and summarized the background of this <br />application. He noted that Larry Cannon worked on a roof design based on feedback <br />from the Planning Commission at the previous work session. He noted that the roof pitch <br />is 4/12 on the applicant's plan, rather than the 6/12 pitch for Mr. Cannon's design. Staff <br />believed that the 6/12 roof would be a better choice with respect to the building <br />proportion and the other roof pitches in the Stanley Business Park Area.
