150 feet away and that substantial landscaping and two berms were located between this <br />site and the homes. <br />Staff believed that the use would not have any adverse impacts on the surrounding <br />residents or businesses. Staff included several conditions that would limit any potential <br />noise impacts such as requiring the loading dock doors to be closed when not in use, <br />asking the employees not to loiter in the azea nearest the homes, ensuring that the <br />employees are quiet and courteous when leaving their vehicles, and precluding any <br />long-term idling of moving vans and trucks. <br />Mr. Iserson advised that another condition would preclude any truck maintenance <br />activities in that azea. The applicant stated that there were plans to use the area on the <br />west side of the pazking azea for limited truck-repair activities, which became known to <br />staff after the staff report was written. Staff wrote a memorandum to the Planning <br />Commission addressing the applicant's plan and noted that it was not the norm to limit <br />any kinds of automotive repair exterior to a building site within the City. Staff was <br />reluctant to support the applicant's proposal to perform vehiculaz maintenance in the <br />parking lot, which was the closest area to the residential neighborhood. Staff believed <br />that the notched area on the north side of the building would be a more appropriate <br />location for the maintenance activities. Condition 13 was modified to require that that <br />azea be covered with a canopy and that they work with the Fire Department to ensure that <br />any containment areas were in place to mitigate fluid leakage and drainage. <br />Mr. Iserson advised that the site has ample parking for employees, as well as additional <br />space for trucks and moving vans to be pazked on-site. Staff received one comment from <br />a neighbor on San Carlos Way to ensure that there would be no outside operations during <br />the evening hours. Staff believed that the condition of approval limiting the uses to <br />between 7:00 a.m. and 6:00 p.m. would address that concern. Staff believed that the use <br />was generally appropriate for the site and would be compatible with other businesses in <br />the area as well as the nearby residences if the conditions of approval were adhered to. <br />In response to an inquiry by Commissioner Maas, Mr. Iserson believed that the <br />maintenance area would enclose any noise generated by power tools. <br />Chairperson Roberts expressed concern about the noise generated by hydraulic tools. <br />Commissioner Maas noted that the azea had been in disrepair. <br />THE PUBLIC HEARING WAS OPEN. <br />Francis Chan, project architect, 3860 Blackhawk Road, Danville, noted that Cor-O-Van <br />intended to cleanup the site and control the noise in the pazking lot.
