MATTERS CONTINUED FOR DECISION <br />There were none. <br />6. PUBLIC HEARINGS AND OTHER MATTERS <br />Item 6.b. was heard before Item 6.a. <br />b. PCUP-110 College of Automotive Manaeement <br />Application for conditional use permit and design review approvals to operate a <br />professional school within an existing building located at 4473 Willow Road. Zoning for <br />the property is PUD-I/C-O (Planned Unit Development - Industrial/Commercial-Office) <br />District. <br />Mr. Iserson summarized the staff report and described the scope of the project. Staff believes the <br />use would be supportive of the other uses in the complex and that it would fit in well. He <br />advised that there was also a pharmacological training school in the complex that had operated <br />without problems for the past year. He noted that there would be no noise issues and that the <br />classes would be held indoors. Staff had conducted several site visits and found that the parking <br />capacity is more than adequate for the use. Staff believes that the proposed school would be <br />compatible with the area, would fit in well, and would provide a service to the business park and <br />the community. Staff recommended approval of this project subject to the conditions of the staff <br />report. <br />THE PUBLIC HEARING WAS OPENED. <br />Alan Algan, Vice President of Operations, College of Automotive Management, noted that the <br />college had been in business for 12 years in South California with three locations. He noted that <br />the maximum capacity of the school would be 12 people, although there would be no more than <br />six to eight students at any given time. He noted that the typical student was an owner or general <br />manager of a car dealership and added that the courses were generally four weeks long. He <br />noted that they made arrangements with Wyndham Gardens and Summerfield Suites for the <br />out-of--town students. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Maas moved to make the required findings for the conditional use permit <br />and to approve Case PCUP-110, subject to the conditions listed in Exhibit B. <br />Commissioner Fox seconded the motion. <br />ROLL CALL VOTE <br />AYES: Commissioners Arkin, Fox, Maas, Roberts, and Sullivan <br />NOES: None. <br />ABSTAIN: None. <br />ABSENT: Commissioner Kameny. <br />PLANNING COMMISSION MINUTES March 24, 2004 Yage 3 of zL <br />
