Hacienda Motors <br />Application for conditional use permit and design review approvals to operate a <br />pre-owned automobile sales business that includes ashowroom, aquick-service <br />department, and outdoor vehicle display for property located at 5871 Owens <br />Drive. Zoning for the property is PUD-I/C-O (Planned Unit Development - <br />Industrial/Commercial-Office) District. <br />Mr. Iserson summarized the staff report and described the history and scope of the use. <br />Staff believed that the subject site is in an appropriate location, adjacent to I-580, which <br />is a good location for such uses. Staff believed that the on-site parking was adequate and <br />that the site has sufficient parking lot lighting and safe ingress and egress to the site. <br />Staff noted that because of its proximity to Chevy's Restaurant, it was important for the <br />employees to operate vehicles at safe speeds. He noted that if complaints were received, <br />the applicants could be required to use Owens Drive rather than the on-site driveway, or <br />the applicant could be required to develop a safety plan that may include the installation <br />of speed bumps.
