In response to an inquiry by Chairperson Roberts, Mr. Halbert replied that the building was <br />__ angled because the site was not square and that one side was longer than the other. <br />In response to an inquiry by Commissioner Maas, Mr. Halbert advised that the spaces shown on <br />the plan were generally what the tenants desired. <br />Commissioner Arkin demonstrated his preferred site layout on the plans. He suggested turning <br />the northeast corner of the building into a plaza area. <br />Mr. Halbert advised that he counted on every square foot of the site to generate income to <br />support the building. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Arkin advised that he would not be able to support a box design. He did not <br />believe that the elevations were adequate and believed that the building needed more elements to <br />it such as roof elevations. He added that he did not like the flat roof and felt that there should not <br />be a tower. <br />Commissioner Maas would like to see two versions of the building: a continuation of the current <br />design and a version with the nook demonstrated by Commissioner Arkin. She did not have a <br />problem with the current design because it blended with the McDonald's design theme. She did <br />not strongly favor towers but did not object to their use to continue the established theme in the <br />park. She would like to see a design of the streetscape and liked the differential of the height. <br />She would like to have the design peer-reviewed by Larry Cannon. <br />Commissioner Arkin agreed that Larry Cannon should peer-review the design. <br />Commissioner Fox believed that the roof design should be more interesting and did not believe it <br />should be flat. She would not like to see more tower elements and believed it was excessive <br />when combined with the other tower elements in the area. She appreciated the idea of having the <br />building resemble the fire station, but did not like the similarity of the buildings in the <br />neighborhood. She suggested that a Victorian design be examined. She suggested that the <br />landscaping for the front of the building include an emphasis on making the building look nice <br />from Stanley Boulevard. She would like to see nicer buildings at that end of town. <br />Commissioner Sullivan agreed with many of the previous comments and emphasized that extra <br />care should be taken at the gateway to the City. He believed that the building looked like a box, <br />even with the tower. He believed that Larry Cannon's assistance would be beneficial. He agreed <br />with the idea of not allowing roll-up doors, requiring a heazing before the Planning Commission <br />if they were proposed; this would effectively eliminate automotive uses. <br />Chairperson Roberts would like to see alternative designs and liked the stone and green color on <br />the color board. She liked the tower individually, but did not want the neighborhood to resemble <br />a fort. She suggested that a rounded element to the tower be considered.
