In response to an inquiry by Commissioner Fox, Mr. Paxson replied that he did not know <br />whether corporate apartments were counted as live/work space. He noted that they had <br />surrendered some of those units and that the percentage was reduced from past years. <br />In response to an inquiry by Commissioner Sullivan, Mr. Paxson noted that there was a <br />conceptual plan that had more detail than the charrette. He noted that they worked on the zoning <br />first and that the next step was the examination of how to get a determination of carrying <br />capacity based on traffic. They will return with some conceptual layouts and will model them <br />with the traffic models to determine what will work. They will not return with site-specific <br />projects in the near term, but will have design standards that are more refined than the current <br />design guidelines. He emphasized that they were not trying to develop a panacea and that they <br />would not create a perfectly contained environment where everybody lives and works in the <br />same place. He noted that they had some very compelling solutions for people who want to <br />work and live in the area, for those who want to live in Pleasanton, and for those who travel into <br />the City. <br />4. REVISIONS AND OMISSIONS TO THE AGENDA <br />Mr. Iserson advised that Item S.a. (PAP-55, Wa1Mart) would be removed from the agenda <br />because the application was withdrawn by the applicant. He noted that they had proposed an <br />alternate method of adding the condensing units that did not require a design review; some units <br />would be contained within the building, and some would be located on the roof where they <br />would not be visible. <br />In response to an inquiry by Commissioner Sullivan, Mr. Iserson advised that the larger <br />application had not been agendized for a future meeting but that it inay be heard in February. <br />Chairperson Roberts recalled City Council's opinion that abig-box ordinance should be <br />contained within the General Plan Update. <br />Commissioner Fox requested a copy of the County Board of Supervisors' ordinance with respect <br />to big box stores. <br />Commissioner Sullivan noted that there was already a significant amount of food sales in <br />Wa1Mart and inquired what the percentage of floor space, including the expansion, would be <br />dedicated to food sales. <br />Commissioner Maas noted that many stores are taking that route, including Long's Drugs and <br />Target. <br />PLANNING COMMISSION MINUTES .Tanuary 14, 2004 Page 4 of 22 <br />
