The developer was more concerned about working with the owner of the <br />property to see if the property could be acquired at a price that may be somewhat less <br />than market rate in order to support these units. He believed the 2.76-acre site to be a <br />very desirable lot, and pointed out that the owner could sell it at market rate without any <br />problem. <br /> <br /> Ms. Ayala asked what the current zoning was for the 2.67-acre site. <br /> <br /> Mr. Bocian believed the 2.67-acre site was zoned for High Density. <br /> <br /> Ms. Ayala inquired about what the school fees would be for senior affordable <br /> housing. <br /> <br /> Mr. Roush recalled that under the gift agreement, the statutory fee is paid for <br /> affordable housing projects. There is a caveat in the g/ft agreement that indicates the <br /> City, School District and the developer will work together to try and find State funding to <br /> reimburse the developer for these fees. He believed there was no waiver for affordable <br /> housing fees for senior projects or affordable housing projects. <br /> <br /> Ms. Ayaia did not believe the developer for senior affordable housing projects <br /> was required to pay school fees. <br /> <br /> Mr. Roush indicated that was just his recollection, but he wasn't sure. <br /> <br /> Ms. Ayala pointed out that there are only a certain amount of units left to build <br /> under the General Plan. The School District works from the City's recommendations for <br /> what the number of units will be for the future.
