16. <br /> <br />17. <br /> <br />The project developer shall work out the details and solutions pertaining to runoff, flood- <br />ing, and retaining walls between the development covered by this approval and the prop- <br />erty owned by Tom and Mary Greene to the west of the subject property. Said details <br />shall be shown on the preliminary grading plan submitted with the tentative parcel map to <br />the satisfaction of the City Engineer and Planning Director. <br /> <br />With the parcel map, the project developer shall field survey the location of the shared <br />property line between the Greenes' property and the property covered by this approval to <br />the satisfaction and verification of the City Engineer. Any survey document prepared by <br />the Greenes may be considered, at their option, in the determination of the property line. <br />Any costs associated with moving the property line onto the Greenes' property shall be <br />paid by the applicant. The location of the property line shall be staked in the field and <br />verified as accurate before the approval of the parcel map. <br /> <br />General Conditions: <br /> <br />18. <br /> <br />The project developer shall obtain a Building Permit from the Building Department and <br />any other applicable City permits for the project prior to the commencement of any con- <br />struction. <br /> <br />19. <br /> <br />The project developer shall pay any and all fees including the applicable Zone 7 drainage <br />fees to which the property may be subject prior to issuance of building permits. The type <br />and amount of the fees shall be those in effect at the time the building permit is issued. <br /> <br />20. <br /> <br />The project developer shall work with the Pleasanton Unified School District and the City <br />Planning Director to develop a program, in addition to the school impact fees required by <br />State law and local ordinance, to off-set this project's long~term effect on school facility <br />needs in Pleasanton. This program shall be designed to fund school facilities necessary to <br />offset this project's reasonably related effect on the long-term need for expanded school <br />facilities to serve new development in Pleasanton. The method and manner for the provi- <br />sion of these funds and/or facilities shall be approved by the City and in place prior to is- <br />suance of building permits. In no event shall construction commence unless the above <br />method and manner for the provision of these funds and/or facilities has been approved by <br />the City. <br /> <br />21. <br /> <br />This PUD development plan shall be of no further validity and the project developer shall <br />be required to submit the same or new development plan for City approval prior to the de- <br />velopment of the site in the event that the project developer fails to record a final map <br />within two years of PUD approval. <br /> <br />22. <br /> <br />This approval does not guarantee the availability of sufficient water to serve the project. <br />l'he City shall withhold building permits tbr the project ii' at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a water <br /> <br />SR 05.'069 <br />Page 5 of 14 <br /> <br /> <br />
