62. <br /> <br />63. <br /> <br />The project developer shall construct vertical P.C.C. curbs and gutters within this devel- <br />opment. <br /> <br />The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br /> <br />64. The project developer shall submit a dust control plan or procedure as part of the im- <br /> provement plans. <br /> <br />65. The design of the water supply and sanitary sewer systems shall be subject to the review <br /> and approval of the City Engineer. <br /> <br />66. Approval of the storm drainage system shall be subject to the review and approval of the <br /> City Engineer. <br /> <br />67. Electric power distribution, gas distribution, communication service, cable television, and <br /> any required alarm systems shall be installed underground in a joint utility trench. <br /> <br />68. <br /> <br />The project developer shall be responsible for the installation of the street lighting system <br />on Sycamore Terrace serving the development. The street lights shall be 70-watt, high <br />pressure sodium vapor units mounted on galvanized steel poles with poured in place <br />bases, on the LS-1C schedule per City requirements and P.G.& E. standard details, unless <br />otherwise specifically approved. Approval for the number, location, and type of electroli- <br />ers shall be subject to the review and approval of the City Engineer. <br /> <br />69. <br /> <br />Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project de- <br />veloper. This shall include slurry seal, overlay, or street reconstruction if deemed war- <br />ranted by the City Engineer. <br /> <br />70. <br /> <br />The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />71. <br /> <br />The project developer shall include erosion control/storm water quality measures on the <br />final grading plan which shall specifically address measures to prevent soil, dirt, and de- <br />bris from entering the storm drain system. Such measures may include, but are not limited <br />to, hydroseeding, hay bales, sandbags, and siltation fences and are subject to the review <br />and approval of the City Engineer and/or the Director of Building Inspection.
