PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-96-99

RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6902 THE
APPLICATION OF PATCO INTERNATIONAL, INC.

WHEREAS, Patco International, Inc. has applied for vesting tentative map approval to
subdivide an approximately 1.66-acre site into 11 residential lots, one common
area parcel, and one parcel to be dedicated to Zone 7 located at 4110 Del Valle
Parkway, between Del Valle Parkway and the Arroyo Del Valle; and

WHEREAS, zoning for the property is PUD - MDR (Planned Unit Development - Medium
Density Residential) District; and

WHEREAS, at their duly noticed public hearing of December 11, 1996, the Planning
Commission considered all public testimony, relevant exhibits, and
recommendations of the City staff concerning this application; and

WHEREAS, a Negative Declaration of Environmental Significance was previously adopted
with PUD-96-09; and

WHEREAS, the Planning Commission made the following findings:

1. The proposed map is consistent with the General Plan.

The proposed tentative map is consistent with the proposed PUD Development
Plan deemed by the Planning Commission and City Council to be in conformance
with the Land Use Element and applicable goals, policies, and programs of the
Pleasanton General Plan. The proposed project will not alter any issue which
would change its compatibility with the General Plan.

2. The site is physically suitable for this type of development and density.

Site grading would be designed and implemented within City standards. The
results of the geologic/soil study submitted in conjunction with the original PUD
application indicates that the bank of the Arroyo Del Valle can be stabilized
which makes the site suitable for residential development. Review and inspection
is required as part of the construction of the arroyo trail and bank stabilization
measures and construction of private streets and utilities to ensure their
conformance with applicable City standards.
