<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-99 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6902 THE <br />APPLICATION OF PATCO INTERNATIONAL, INC. <br /> <br />WHEREAS, Patco International, Inc. has applied for vesting tentative map approval to <br />subdivide an approximately 1.66-acre site into 11 residential lots, one common <br />area parcel, and one parcel to be dedicated to Zone 7 located at 4110 Del Valle <br />Parkway, between Del Valle Parkway and the Arroyo Del Valle; and <br /> <br />WHEREAS, zoning for the property is PUD - MDR (Planned Unit Development - Medium <br />Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of December 11, 1996, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, a Negative Declaration of Environmental Significance was previously adopted <br />with PUD-96-09; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General Plan. <br /> <br />The proposed tentative map is consistent with the proposed PUD Development <br />Plan deemed by the Planning Commission and City Council to be in conformance <br />with the Land Use Element and applicable goals, policies, and programs of the <br />Pleasanton General Plan. The proposed project will not alter any issue which <br />would change its compatibility with the General Plan. <br /> <br />2. The site is physically suitable for this type of development and density. <br /> <br />Site grading would be designed and implemented within City standards. The <br />results of the geologic/soil study submitted in conjunction with the original PUD <br />application indicates that the bank of the Arroyo Del Valle can be stabilized <br />which makes the site suitable for residential development. Review and inspection <br />is required as part of the construction of the arroyo trail and bank stabilization <br />measures and construction of private streets and utilities to ensure their <br />conformance with applicable City standards. <br />
