<br />Resolution No. PC-96-98 <br />Page 4 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />VESTING TENTATIVE MAP 6502, SUNCREST HOMES <br />PLANNING COMMISSION <br />DECEMBER 11, 1996 <br /> <br />1. Development shall be substantially as shown on the Vesting Tentative Tract Map, Exhibit <br />"An, dated "Received December 3,1996,1996" on file with the Planning Department, <br />except as modified by these conditions. Minor alterations may be approved by the <br />Planning Director iffound to be in substantial compliance with this approval. <br /> <br />2. All conditions of approval for PUD-96-15 shall remain in effect and in full force and are <br />herein incorporated by reference. <br /> <br />3. Prior to final map approval, the developer shall pay the first year maintenance costs <br />associated with the fourth leg of the Old Santa Rita Road/Santa Rita Road traffic signal. <br />In addition, the CC&Rs for the project shall include the requirement that the homeowners <br />association pay the maintenance costs for subsequent years. This CC&R provision shall <br />be reviewed and approved by the City Engineer and City Attorney. <br /> <br />4. Prior to final map approval, the developer shall be submit plan and profile construction <br />plans for the installation of the deceleration lane and bus turn-out on Santa Rita Road and <br />the private on-site streets to the City Engineer for review and approval. <br /> <br />5. This vesting tentative map is conditionally approved and shall only become effective if <br />this project receives growth management approval within one year of the date the vesting <br />tentative map is conditionally approved. This conditional approval shall lapse if the <br />developer fails to record a final map prior to the expiration of the growth management <br />approval. <br /> <br />6. The developer shall dedicate to the City Public Service Easements (PSE) over all the <br />private streets. The PSE shall extend 5 foot outside the street area. <br /> <br />7. The water and sanitary sewer mains shall be public and maintained by the City. There <br />shall be individual sanitary sewer and water laterals to each dwelling unit. There shall be <br />a two way c1eanout on the sanitary sewer lateral located at the back ofthe PSE. <br /> <br />8. The streets and storm drain system within the development shall be private and <br />maintained by the homeowner's association. There shall be an overland storm drain <br />release to the Santa Rita Road at the end of "B" street. <br /> <br />9. The foundations of all buildings adjacent to utility lines shall be designed such that no <br />weight of the structure bears on these pipes, unless otherwise approved by the City <br />engineer and Building Official. <br />
