<br />Resolution No. PC-96-98 <br />Page 2 <br /> <br />3. The design of the subdivision and proposed improvements will not cause <br />substantial environmental damage or substantially and avoidably injure <br />fish or wildlife or their habitat. <br /> <br />The subject site does not have any fish or wildlife resources. The proposed <br />project will preserve the most viable heritage size trees on the site. Conditions of <br />approval require that a supplemental tree report be submitted to ensure their long <br />term health and viability. <br /> <br />4. The design of the subdivision is not likely to cause serious public health <br />problems. <br /> <br />All improvements within the subdivision would be designed and built to City <br />standards for water, sewer, storm drainage, and access/circulation. <br /> <br />5. The design of the subdivision or its related improvements will not conflict <br />with easements, acquired by the public at large, for access through or use of <br />property within the proposed subdivision. <br /> <br />There are no easements over the subject site which will be negatively impacted by <br />the proposed development. <br /> <br />WHEREAS, the Planning Commission determined that the proposed tentative map appears <br />consistent with the approved PUD development. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case Tract 6502, the application of Utal Properties for vesting tentative <br />map approval to subdivide two properties totaling 2.26:t acres into 26 <br />single-family residential lots and six common lots (the private on-site streets - <br />Parcel "A," the landscape areas on the interior ofth eproject - Parcels "B" and <br />"C," the tot-lot and barbecue area - Parcel "D," and the landscape areas along <br />Santa Rita Road - Parcels "E" and "F") located at 3374 Santa Rita Road, generally <br />east of the Old Santa Rita Road/Santa Rita Road street intersection;, subject to the <br />conditions shown in Exhibit "B," attached hereto and made part of this case by <br />reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
