PC-96-98 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6502 <br />(SUNCREST HOMES) THE APPLICATION OF UTAL PROPERTIES <br /> <br />WHEREAS, Utal Properties has applied for vesting tentative map approval to subdivide two <br />properties totaling 2.26:1: acres into 26 single-family residential lots and six <br />common lots (the private on-site streets - Parcel "A," the landscape areas on the <br />interior ofth eproject - Parcels "B" and "C," the tot-lot and barbecue area - Parcel <br />"D," and the landscape areas along Santa Rita Road - Parcels "E" and "F") located <br />at 3374 Santa Rita Road, generally east of the Old Santa Rita Road/Santa Rita <br />Road street intersection; and <br /> <br />WHEREAS, zoning for the property is PUD - HDR (Planned Unit Development - High <br />Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of December 11, 1996, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, a Negative Declaration of Environmental Significance was previously prepared <br />and adopted with the original Suncrest Towhomes PUD development plan; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General Plan. <br /> <br />The proposed application is consistent with the proposed PUD development plan. <br />This plan is consistent with the original approval which was deemed compatible <br />with the General Plan by the Planning Commission and City Council. The <br />proposed project will not alter any issue which would change its compatibility <br />with the General Plan. <br /> <br />2. The site is physically suitable for this type of development and density. <br /> <br />Although the construction of the proposed project will involve site grading and <br />minor alteration ofthe existing topography, this would be achieved within City <br />standards. Minor alteration of the existing traffic signal and relocating the bus <br />shelter will ensure adequate physical access. The site has no known physical <br />constraints which would preclude the proposed development. <br />
