<br />Resolution No. PC-96-85 <br />Page 9 <br /> <br />21. Trash and refuse cans shall be stored in the unit's garage or rear/side yard except when <br />brought outside for collection. The trash/refuse can be stored outside the garage from <br />12:00 p.m. the day preceding collection and 8:00 p.m. the day of collection. <br /> <br />22. The developer shall install a directory at the recreation area. The directory shall include a <br />lighted map and the locations of the private streets and motor courts, units, and garages. <br />The design of the directory shall be reviewed and approved by the Planning Director be- <br />fore issuance of a building permit and shall be shown on the final site plan. <br /> <br />23. Parallel parking spaces located in the motorcourts only shall be striped. <br /> <br />24. All curbs within privates streets and motorcourts designated as fire lanes by the Fire <br />Chief, shall be maintained in accordance with Articles 9 and 10 of the Uniform Fire Code <br />which permits towing vehicles illegally parked on the fire lanes. Such curbs shall be <br />painted red with "No Parking, Fire Lane, Tow Away Zone" as required by the Vehicle <br />Code <br /> <br />25. Except for the tandem two-car garage, garage lengths shall maintain a clear twenty feet <br />(20' 0") length; the width, however, can be reduced to nineteen feet (19' 0"). Interior ga- <br />rage dimensions shall be verified by the Planning Director with the final building permit <br />plan set for review and approval before issuance of a building permit. <br /> <br />26. The final building colors shall be consistent with approved colors. Building colors shall <br />be submitted to the Planning Director for verification before issuance of a building per- <br />mit. Approved colors shall be stated on the building plans. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />27. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacmg. <br />28. Landscaping shall be designed with efficient irrigation to reduce runoff, promote surface <br />filtration, and to minimize the use of fertilizers, herbicides, and pesticides which can con- <br />tribute to storm water runoff pollution <br /> <br />29. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a <br />minimum of five (5) gallons, unless otherwise shown on the approved landscape plan. <br /> <br />30. The developer shall provide root control barriers and four inch (4") perforated pipes for <br />street trees and trees in planting areas less than ten feet (10' 0") in width, as determined <br />necessary by the Planning Director at the time of review of the final landscape plans. <br />
