Prior to any construction framing, the developer shall provide adequate fire protection fa- <br />cilities, including, but not limited to surface roads, fire hydrants, and a water supply and <br />water flow in conformance to the City's Fire Department Standards able to suppress a ma- <br />jor fire. When alternate methods of fire protection are approved by the Fire Chief, this re- <br />quirement may be waived or modified. Proposed alternative methods of fire protection <br />shall be submitted in writing to the Fire Chief prior to any framing construction. Work <br />on the alternative fire protection methods shall not begin until approved by the Fire Chief. <br /> <br />49. The Fire Chief and the City Engineer shall approve the number, type, and location of all <br />public fire hydrants. The Fire Chief and the Director of Building Inspection shall ap- <br />prove the number, type, and location of all private fire hydrants. <br /> <br />50. All curbs located with a seven foot, six inch (7' 6") radius of a public fire hydrant shall be <br />painted red, unless, modified by the Fire Chief. Blue street "hydrant markers" shall be in- <br />stalled for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br />Engineering Requirements: <br /> <br />51. All streets and motor courts except Dennis Drive and Garden Parkway shall be private <br />streets and shall be maintained by the homeowner's association. <br /> <br />52. The masonry wall and open fence facing Stoneridge Drive shall be located on private <br />property and shall be maintained by this development's homeowners association <br /> <br />53. All public maintained sanitary sewers shall be interconnected unless otherwise approved <br />by the City Engineer. <br /> <br />54. The foundations of all buildings located adjacent to utility lines shall be designed so that <br />the structure's weight does not bear on these pipes, unless otherwise approved by the City <br />engineer and Building Official. <br /> <br />55. The private motor courts shall have individual water services to each dwelling unit and <br />may have a common six inch (6") diameter sanitary main serving multiple dwelling units <br />with individual sanitary sewer laterals, unless otherwise approved by the Building Offi- <br />cial. There shall be a two (2) way cleanout on the sanitary sewer main located at the back <br />of the PSE. <br /> <br />56. The typical street section shall be modified as follows: <br /> <br />a. The street section shall include a Public Service Easement behind the sidewalk to <br />allow public utilities to be installed behind the sidewalk. The easement width may <br />vary from five feet (5' 0") to eight feet (8' 0") depending upon building setbacks. <br />
