The proposed plan shall conform substantially to the site plan and preliminary landscape <br />plan, Exhibit "A," dated received November I, 1996, on file with the Planning <br />Department. Minor changes made as a result of implementing the modification below <br />may be approved by the Planning Director. <br /> <br />2. The parking lot plan shall be modified as follows: <br /> <br />a. Delete the eight spaces in the compact space area of the parking lot which form a <br />single aisle parking lane; <br /> <br />b. Widen the aisles in the compact space area to twenty-five feet; <br /> <br />c. Reduce the number of compact spaces in the final plan to no more than 40% of <br />the total spaces; <br /> <br />d. Increase the length of the parallel spaces to twenty-three feet by deleting spaces or <br />by adjusting the overall layout; <br /> <br />e. Widen the southerly entry driveway to a minimum of 30 feet and construct this <br />entrance as a street opening; <br /> <br />f. Modify the parking lot tree wells to diamond-shaped planters five feet square <br />located at the intersection of four spaces; <br /> <br />g. Eliminate at least two parking spaces at the northwest corner of the Club Sport <br />building and construct a landscaped planter at this location; <br /> <br />h. Widen the landscape planter area along Johnson Drive sufficient to accommodate <br />a separated sidewalk, a shrubbery hedge adjacent to the parking lot, and <br />groundcover and street trees between curb and sidewalk; the sidewalk should be <br />situated above the existing 12" water line within the P.S.E. where practicable. <br />This landscape planter should be widened as much as practicable given the <br />modification to the parking lot as described in Condition 2(a) and (b) above. <br /> <br />1. Add a minimum five-foot wide planter along the southerly property line wall and <br />landscape this area in a manner designed to soften the existing wall/fence located <br />on the property line; <br />
