<br />Resolution No. PC-96-80 <br /> <br />Page 5 <br /> <br />6. The proposed Tentative Map for the project shall include the specific details of the <br />proposed bus stop and shelter relocation. This detail shall be subject to review and <br />approval by the Planning Director and City Engineer prior to its inclusion in the proposed <br />tentative map. <br /> <br />7. A homeowner's association shall be established for the subject property. The CC&R's for <br />the association shall incorporate the following conditions: <br /> <br />a. The 23 open parking spaces located throughout the development shall be reserved <br />for guests. No overnight parking by occupants shall be allowed. <br /> <br />b. The garage parking spaces shall not be used for long term storage, in excess of 72 <br />hours, and shall be maintained unobstructed and available for parking of vehicles. <br /> <br />c. The association shall be responsible for maintaining all common open space, <br />private utilities, private streets, project walls, the Santa Rita soundwall, the Santa Rita <br />Road landscaping, and other landscape areas and improvements within the development. <br />The City shall be granted the rights and remedies of the association, but not the <br />obligation, to enforce the maintenance obligations. The City Attorney shall review and <br />approve the proposed CC&R's prior to the recordation of a final subdivision map for the <br />proj ect. <br /> <br />8. The homeowner's association for the project shall be responsible for the maintenance of <br />the landscape area along the property's frontage, up to the back of sidewalk along Santa <br />Rita Road. <br /> <br />9. Final design details for the soundwall and wrought iron fence including location, design, <br />landscape berming, and materials shall be submitted for review and approval by the <br />Planning Director prior to issuance of building permits. <br /> <br />10. The final design details of the tot-lot and barbecue area shall be submitted to the Planning <br />Director and Community Services Director for review and approval prior to any final <br />map approval. <br /> <br />II. The memo dated October 23, 1996, modifies condition No. II, as follows: The sidewalk <br />shown on the plans along the easterly side of the main driveway shall be eliminated d <br />replaced with landscaping to the satisfaction ofthe Planning Director. <br /> <br />12. The roof eaves on the exterior edge of the buildings shall be extended 12 to 18 inches. <br />The front facing window for bedroom #3 shall have the same sill detail as the other <br />windows. The specific details for these changes shall be shown on the building permit <br />application plans and shall be subject to review and approval prior to building permit <br />issuance. <br />
