<br />Resolution No. PC-96-80 <br />Page 4 <br /> <br />EXHIBIT B <br />PUD 96-15, SUNCREST TOWNHOMES <br />PLANNING COMMISSION - OCTOBER 23, 1996 <br /> <br />PLANNING <br /> <br />I. Development shall be substantially as shown on the development plans and colorboard, <br />Exhibit "A", dated "Received October 14, 1996" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />2.. A supplemental tree report which examines the impacts of the proposed development on <br />the existing trees along the Santa Rita Road frontage shall be conducted prior to approval <br />of any Final Map. This tree report shall be submitted for review and approval to the <br />Planning Director. This tree report shall include specific mitigation measures directed to <br />protect the long term health and vigor of the trees. During any excavation or grading <br />within the drip lines of the trees, the arborist who conducted the supplemental tree report <br />shall be present and shall direct the construction activities. The arborist shall report to the <br />Planning Director in writing how the construction activity proceeded and what impact it <br />had on the trees. Ifin the opinion ofthe arborist any of the tree(s) will be significantly <br />impacted by the development, the tree( s) shall be replaced by tree( s) of similar size prior <br />to the issuance of the last certificate of occupancy for the project. <br /> <br />3. A supplemental tree report which examines the impacts ofthe proposed development on <br />the 48" elm tree and on the 24" walnut tree to be preserved shall be conducted prior to <br />approval of any Final Map. This tree report shall be submitted for review and approval to <br />the Planning Director. This tree report shall include specific mitigation measures directed <br />to protect the long term health and vigor of the trees. During any excavation or grading <br />within the drip lines of the trees, the arborist who conducted the supplemental tree report <br />shall be present and shall direct the construction activities. The arborist shall report to the <br />Planning Director in writing how the construction activity proceeded and what impact it <br />had on the trees. Ifin the opinion of the arborist any of the tree(s) will be significantly <br />impacted by the development, the tree( s) shall be replaced by 48 inch box size trees <br />selected by the Planning Director prior to the issuance of the last certificate of occupancy <br />for the project. <br /> <br />4. The four (4) trees to be removed to accommodate the bus shelter relocation shall be <br />replaced by four (4) 36 inch box size trees of an identical species. <br /> <br />5. Prior to occupancy, the landscape architect shall certify in writing, in a manner acceptable <br />to the Planning Department, that the landscaping has been installed in accordance with <br />the approved landscape plans with respect to size, number and species of plants, and <br />overall design concept. <br />
