<br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-80 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF UTAL <br />PROPERTIES FOR PLANNED UNIT DEVELOPMENT, AS FILED UNDER CASE <br />PUD-96-15 <br /> <br />WHEREAS, Utal Properties has applied for Planned Unit Development (PUD) development <br />plan approval for a 26-unit townhome project located generally east of the Old <br />Santa Rita Road/Santa Rita Road street intersection; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - HDR (High Den- <br />sity Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of October 23, 1996, the Planning Commis- <br />sion, considered all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application; and <br /> <br />WHEREAS, the proposed project is consistent with the scope of the Negative Declaration pre- <br />viously adopted for the now expired project; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general <br />welfare: <br /> <br />The proposed development is an infill project which would be generally consis- <br />tent in terms of density and product type with surrounding development in the vi- <br />cinity. The proposed development would meet City design standards for street <br />and utility design. Existing utility systems are in place and have sufficient capac- <br />ity to serve the new units. The plan incorporates measures which would mitigate <br />noise impacts for future residents. Because of limited recreational opportunities <br />for small children of the project, a tot lot and barbecue area have been included. <br /> <br />2. The plan is consistent with the City's General Plan: <br /> <br />The construction of 26 dwelling units on the 2.3 acre site would result in a gross <br />project density of approximately 11.3 units per acre. This density is within the <br />General Plan land use designation for the property ("high density residential"). <br />As conditioned, the developer would be required to pay the required low-income <br />housing fee. <br />
