<br />Staff recommends approval of this PUD design review, subject to the conditions of approval listed <br />in Exhibit B. <br /> <br />. Commissioner Cooper inquired how this application relates to the transportation corridor -- the Iron <br />Horse Trail is on this project site and will PeopleS oft contribute to the development of the trail. Mr. <br />Plucker advised that a condition states that at the time of trail development, staff can call for the <br />formation of a landscape plan within this Corridor which will coordinate with the landscape <br />improvements on the adjacent site. <br /> <br />Chair Barker asked what the downtown in-lieu parking fees are currently. Staff stated it is between <br />$4,000 to $4,500. Chair Barker thought the applicant could contribute to a general trail fund in lieu <br />of the required parking spaces. Mr. Beougher advised that there must be a nexus in this situation. <br /> <br />Commissioner Wright inquired about the PeopleSoft logo colors. Staff did not believe the model <br />logo is the actual corporate colors. This will be determined in the sign application. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Richard Springwater, 3024 Clay Street, San Francisco, of AMB Investments, the development <br />managers for this project, thanked Mr. Plucker, Mr. Iserson, and Mr. Swift for their cooperation <br />and efforts with regard to this application. <br /> <br />Bill Valentine, HOK, 71 Stevenson Street, San Francisco, designed the PeopleSoft campus. Mr. <br />Valentine described the general layout of the area and the proposed buildings. He stated they worked <br />to develop the project with a sense of community around an internal courtyard. They are planning <br />a fitness area along the proposed Iron Horse Trail. <br /> <br />. <br /> <br />Mr. Valentine described the building as four stories, metal and glass, and two all-glass lobbies <br />connecting the buildings. He believes there will be a significant amount of pedestrian traffic from <br />their current building to the new campus. <br /> <br />Mr. Valentine advised that the mechanical components are shielded by curved panels on the building <br />tops. He also described the different types and uses of glass within the project. <br /> <br />Commissioner McGuirk inquired if employee access would be through a security entrance. Mr. <br />Valentine advised there will not be a security guard in the parking lot, but there will be security <br />check-points for access to the buildings. Once employees are granted access, they have free access <br />throughout the entire building complex. <br /> <br />In response to Chair Barker, Mr. Plucker advised the applicants estimate a total of 1,210 employees <br />working in the complex and that there is no assigned parking. <br /> <br />Mr, Springwater advised the traffic analysis took into account approximately 50 visitors per day, did <br />not account for employee telecommuting, sickness, etc" and just minimally took into account the <br />close proximity of BART. <br /> <br />. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Planning Commission Minutes <br /> <br />Page 4 <br /> <br />December 11, 1996 <br />
