Inc. <br />Application to subdivide an approximately 1.6-acre site into 11 residential lots, one common <br />area parcel, and one parcel to be dedicated to Zone 7, for property located at 4110 Del Valle <br />Parkway. The property is zoned PUD (planned Unit Development) - MDR (Medium Density <br />Residential) District. <br /> <br />Mr. Iserson presented the staff report on the application for a vesting tentative map to subdivide an <br />approximately 1.66 acre site into 11 residential lots, one common area parcel, and one parcel to be <br />dedicated to Zone 7. The parcel is located at 4110 Del Valle Parkway. Last summer the City <br />Council approved the PUD development. This application is following up on that action. <br /> <br />The applicant is also required to construct an eight-foot-wide paved pedestrian and bicycle trail in <br />the Arroyo Del Valle between the railroad bridge and the trailhead at Main Street. The developer <br />has submitted a conceptual design for this trail. <br /> <br />All lots would be designed to drain toward the arroyo as opposed to a storm drain outfall. Very little <br />grading will need to be done on the site. The applicant will also complete all on-site improvements <br />with the first phase of the project. <br /> <br />Staff feels the findings of the tentative map can be made and recommends approval subject to the <br />conditions of the staff report. <br /> <br />In response to Chair Barker, staff stated that the Council vote was 4-1 with Mayor Tarver opposing. <br /> <br />Chair Barker wanted no changes made to the requirement that the trail would be paved. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Joe Patone, 2280 Union Street, San Francisco, noted that their company name is "Patco Enterprises, <br />Inc.
