<br />. <br /> <br />. <br /> <br />. <br /> <br />In response to Commissioner Cooper, Mr. Krah advised that the asking price for these units <br />would be in the low to mid $200,000. <br /> <br />In response to the pool question, staff commented that in most cases, a pool would not fit in the <br />rear yard. However, staff would be willing to look at and support the lots that would <br />accommodate a pool. <br /> <br />Commissioner Cooper is concerned about the proximity of these houses to the gravel pits. Mr. <br />Krah has talked with Kaiser, and currently Kaiser has a six-foot chain link fence with barbed <br />wire on top. They would put a wood fence in front of it to improve the appearance. Mr. Krah <br />does not feel the quarry is an attractive nuisance at this time. The homeowners association <br />would be able to pursue any problems of disrepair of the Kaiser fence. <br /> <br />Commissioner Lutz inquired if the townhomes would be less expensive in purchase price. Mr. <br />Krah stated that the costs of the constructing the joint common walls are quite high. There <br />would only be about a $10,000 difference in price. <br /> <br />Commissioner Cooper addressed the garbage can issue. Mr. Krah advised that they would be <br />able to keep them in the five-foot side yard. Staff has no objection. <br /> <br />Chair Barker asked about the narrowing of the streets. Mr. Iserson feels the narrowed streets <br />gives more property to the yards. Mr. Krah feels the narrowed streets will reduce traffic speed. <br /> <br />Regarding the decorative paving, Commissioner Lutz agrees with the applicant about additional <br />maintenance requirements. <br /> <br />Chair Barker inquired about the school fees. Mr. Krah advised there is no negotiation involved <br />in the school fees, and they will have to pay whatever the standard fee is at the time of <br />construction. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioners Wright, Cooper and Dove indicated they spoke with the applicant. <br /> <br />Commissioner Wright does not support narrowing the streets, particularly in the motor courts. <br />He also cannot support the tandem garage. He likes the home design but generally does not like <br />the motor court concept. He would support deleting the five-foot planter strips along the quarry <br />frontage. He does concur with staff on opening up the soundwalls. Commissioner Wright <br />concurs with the applicant's proposed decorative paving at the entry of the motor courts and as <br />accent at each house, He would like to add a condition requiring the applicant use a very good <br />concrete sealer to make the decorative portions impervious to oil, Commissioner Wright also <br />concurs with deleting the restriction on pools. <br />Planning Commission Minutes <br /> <br />Page 9 <br /> <br />November 6, 1996 <br />
