<br />. <br /> <br />. <br /> <br /> <br />PUBLIC HEARING WAS REOPENED <br /> <br />Mr. Nelson stated that they have no objection to the deed restrictions as noted by staff. For the <br />record, Mr. Nelson advised that he may have the opportunity to go abroad for a period of three years <br />with reinstatement rights to his job (Army Corps of Engineers). He would like the right to be able <br />to lease the property while he is abroad. Commissioner Wright inquired if that meant he would lease <br />one of the two units, but not both units. Mr. Beougher advised Mr. Nelson's request was to be able <br />to lease both units. Mr. Beougher advised staff would look at the employment contract and decide <br />on a case-by-case basis. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Wright motioned, seconded by Commissioner McGuirk, making the use permit <br />findings and approving Case UP-96-15, subject to the conditions listed in Exhibit B, with the <br />following modifications: <br /> <br />Condition 3: The owner-occupier must be signatory to any lease agreement. <br /> <br />Condition 5: Modified that applicant to work with staff on providing an outside parking <br />arrangement that meets all City requirements; otherwise, the parking shall <br />become one of the enclosed garage spaces. <br /> <br />ROLL CALL VOTE <br />A YES: Commissioners Cooper, Dove, McGuirk, and Wright, and Vice-Chairperson <br />Barker <br />None <br />Chairman Lutz <br />None <br /> <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Resolution No. PC 96-36 was entered approving Case UP-96-15, as motioned. <br /> <br />e. Z-96-77. The Ashwill Trust <br />Application for design review approval to construct four industrial buildings totaling 60,000 <br />square feet in floor area located at 1059 Serpentine Lane. Zoning for the property is PUD <br />(Planned Unit Development) - I (Industrial) District. <br /> <br />Ms. Kerri Watt presented the staff report for the application for a design review approval to <br />construct four industrial buildings totaling 60,350 square feet on an approximately 3.8 acre site. This <br />site includes the last unplanned parcels in this business park. The applicant intends to dissolve the <br />property line between the two parcels; the two tenant spaces will be individual lots and the parking <br />and drive aisles will be held in common. <br /> <br />The four buildings are designed uniquely with variously-sized tenant sp~ces. Each space will have <br />an office-type entrance as well as two loading doors. There are two shared driveways (25 ft and 30 <br />ft.) and 25 ft drive aisles provide internal circulation.
