<br />. <br /> <br />. <br /> <br /> <br />. <br /> <br />Regarding Condition 6, Mr. Nelson inquired if it is necessary to have two addresses posted, it signals <br /> <br />there are two residences. They do not wish to look like a duplex. Mrs. Nelson also noted there are <br />three external entrances to the second unit. <br /> <br />Mrs. Nelson feels Condition 4 is unnecessary because they could not subdivide the property without <br />coming to the City for the subdivision. <br /> <br />Mr. Nelson presented to the Commission his suggestions on the parking layout. Staff does not <br />support parking in the driveway turnaround. A 20 x 9 ft. area is available that does not impact the <br />driveway or turnaround. <br /> <br />Commissioner Cooper stated his assumption that there would be addresses posted on Foothill Road <br />as well as on the house. Mr. Nelson described the future layout of the driveway which is dependent <br />on the development of the adjacent property owner (Gerald Thomas). Discussion continued <br />regarding the house numbers. The Nelsons do not want their home to look like it is a duplex. Staff <br />advised the Fire Department requests having separate house numbers to facilitate emergency <br />response. The precedence of having "A" and "B" addresses was asked of staff, and Mr. Iserson <br />didn't think this had been used in the past, although it is his opinion the "A" and "B" address would <br />also make the house look like a duplex. <br /> <br />Commissioner McGuirk inquired if staff agreed to the parking plans presented by the applicants. <br />Staff was not sure if the plans would be acceptable at this time; staff is not insisting the parking <br />space be a covered garage and will be flexible to work with the applicants. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Dove advised the Commission follow staff recommendations regarding the two house <br />numbers and the conditions on deed restrictions with the intent of protecting future buyers. He <br />would also be inclined to change the required parking space to allow it to be outside of the three-car <br />garage. <br /> <br />Commissioner McGuirk concurs with Commissioner Dove to follow the recommendations of the Fire <br />Department and staff. He does not want cars parked on the street, however, he will go along with <br />staff's suggestions for parking. The covered garage parking is not necessary. He does support the <br />need for the deed restrictions, as outlined in the conditions of approval. <br /> <br />Commissioner Wright is also in concurrence with the previous comments. He feels the two house <br />numbers and the deed restrictions are necessary. <br /> <br />Commissioner Cooper advised he is in agreement with all the conditions of approval with the <br />modifications noted. <br /> <br />Commissioner Barker would like to add that the owner-occupier have signatory rights to any lease <br />agreement of the secondary unit.
