<br />. <br /> <br />. <br /> <br />. <br /> <br />Michael Goldsworthy, 3860 Blackhawk Road, Suite 170, Danville, is the project architect. <br />Mr. Goldsworthy discussed the several iterations to redesign the BP station to better fit <br />staff's vision. In looking at the surrounding buildings, the commonality is that they all had <br />articulation, they were light color and smooth in texture. These features were incorporated <br />into the standard building design, as well as including a roof structure on the Wendy's and <br />carwash buildings that emulate the roof structure of the BofA building. Mr. Goldsworthy <br />redesigned the Wendy's monument sign by taking off the cameo, made it five feet in height <br />and designed it to integrate better with the building. <br /> <br />Commissioner Wright inquired if the pylon features could be eliminated from the Wendy's <br />building and whether the parapet structures could be made higher on the BP canopy. <br />Mr. Goldsworthy concurred with both of these suggestions. <br /> <br />Commissioner McGuirk inquired if the underground gas tanks were located to facilitate the <br />gas station circulation. He feels the gas tanks are too close to the restaurant location and <br />would like them moved to the opposite side. Mr. Goldsworthy assumes that it would be <br />possible to move the underground storage tanks. <br /> <br />In response to Commissioner Wright, it was advised that the Wendy's officials are agreeable <br />to the added costs incurred from the added architectural features. <br /> <br />Jim Gresham, 7011 KoIl Center Parkway, #210, stated he is representing the Principal <br />Financial Group who are the owners of Bernal Corporate Park and 4900 and 5000 Hopyard. <br />Mr. Gresham feels it is important to not lose sight of the fact that this area was originally <br />intended to be part of a PUD. They are emphatically opposed to this development because <br />(1) drive through restaurant and service station uses are not consistent with the uses in <br />Signature/Meyers developments and (2) the amount of traffic in the awkward circulation will <br />have a negative impact. They are not opposed to the future use of sit-down restaurants in <br />this area. He does not feel any improvement to the access of the parking garage is <br />necessary . <br /> <br />In response to Commissioner Wright, Mr. Gresham advised they are opposed to the proposed <br />uses and the major modification to the PUD which were not contemplated at its origin. He <br />feels other uses would be more compatible. <br /> <br />In response to Chairman Lutz, Mr. Newman addressed the topic of owners associations. <br />The parcel owners formed a committee, and letters of response from Providian and Principal <br />Financial Group (comprise 55% of the acreage) are in opposition to the development. The <br />other three parcel owners were in favor of the project (comprise 45% of the acreage). <br />Providian felt the gas station and fast food uses should be located on the northerly portion of <br /> <br />the parcel. <br /> <br />PUBLIC HEARING WAS CWSED <br /> <br />PIaJmIng Commission Minutes <br /> <br />Page 8 <br /> <br />April 10, 1996 <br />
