Inc.) <br />Appeal of the decision of the ZOning Administrator's approval for a variance from the <br />Municipal Code and for design review approval to allow the construction of two new <br />freestanding monument signs, one facing Santa Rita Road, and one facing Valley <br />Avenue, of the Amador Plaza shopping center property located on the southwest corner <br />of Santa Rita Road and Valley Avenue. <br />Continued to March 13, 1996. <br /> <br />c. AP-96-02 (Z-95-229). Subwav Sandwiches <br />Appeal of the decision of the Zoning Administrator's denial of the proposed new tenant <br />sign located along the north wall of the building located at 927-B Main Street. <br /> <br />Mr. Iserson presented the staff report regarding the appeal of the Zoning Administrator's <br />denial of tenant signs to be posted on the north wall of the building located at 927-B Main <br />Street. The applicant received design approval to have two signs located on the building, <br />one on the south elevation and one on the west elevation. The applicant then resubmitted a <br />design review approval to move the west elevation sign to the easterly wall of the north <br />elevation of the building. This is on the Pizza Hut's leased frontage space adjacent to Main <br />Street. It has been a long-standing City policy to not approve signage on the leased space of <br />another business, even if the second business gives approval. This is a precedent-setting <br />action and was the reason for denial by the Zoning Administrator. If applied elsewhere in <br />the City, it could result in an over-signing situation. Staff feels the visibility of the proposed <br />sign would be almost entirely restricted to southbound traffic due to the location of the <br />adjacent building to the north. Staff feels this location will get a lot of foot traffic, especially <br />from the local high school. Staff continues to recommend denial of this application. <br /> <br />Commissioner Wright noted that he spoke with the applicant by phone. He clarified that the <br />existing monument sign at this location belongs to the other tenant building, and the applicant <br />could put a sign on his northwest elevation. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Ajay Dhillon, 3539C Bernal Avenue, represented the application of his wife, Madhu Dhillon <br />(Subway Sandwiches). He stated that the original signs were sent by the contractor and he <br />had made a mistake in placing the signs. It was then that they went to the City to get <br />approval of the north elevation signage. The signage was an important issue for them when <br />they leased the building, and they sought permission from Pizza Hut to place their sign on <br />the north elevation. <br /> <br />Mr. Dhillon spoke about the signage on this building, once being a single use building.
