Vintal:e at Hansen Park (New Cities Development Group) <br /> <br />Application to subdivide an approximately 7.57 acre site into 34 single-family lots <br />located adjacent to Hansen Park, between Black Avenue and Hansen Drive. (The <br />tentative map proposal includes an approximately equal land swap between the project <br />site and the park.) Zoning for the property is PUD (Planned Unit Development) - MDR <br />(Medium Density Residential) District. <br /> <br />Mr. Iserson presented the staff report regarding the application for a vesting tentative map <br />approval for the subdivision of an approximately 7.5 acre site adjacent to Hansen Park <br />between Black Avenue and Hansen Drive into 34 single-family residential lots. The tentative <br />map also includes a land swap between the subject property and a portion of Hansen Park. <br /> <br />This map has been submitted in conformance with the recently approved PUD development <br />plan and shows the public improvements and infrastructure as well as the lots created within <br />the development. Staff feels the tentative map is substantially in conformance with the <br />approved PUD development plan and the conditions of the PUD have been addressed on the <br />map. One issue deferred to the final map regards park improvements. Staff would like to <br />have the Parks and Recreation Commission's input on the plan. Otherwise, staff finds that <br />the tentative map is in conformance with the approved PUD and recommends approval <br />subject to the conditions of the staff report. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Frederick M. Bates, 9781 Blue Larkspur Lane, Monterey, principal of New Cities <br />Development Group, represented this project and advised the Commission that they are in <br />complete agreement with the staff report. <br /> <br />Commissioner Barker inquired about their plans for the park. Mr. Bates stated the park <br />plans were detailed in the original PUD and the Park and Recreation Department was <br />instrumental in developing the park plan for the original PUD. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Hovingh noted for the record the receipt of the letter from Ms. Lambert. <br />Commissioner Wright suggested the street name of "Corte Margarita" be changed to <br />something else. <br /> <br />Commissioner Wright motioned, seconded by Commissioner McGuirk, making the <br />tentative map rmdings and approving the tentative map application subj~ to the <br />.'Jisted' ...-.......
