19. The approved building mater/als and colors shall be stated on the building permit <br /> plans to the satisfaction of the Planning Director. The Planning Director shall <br /> review and approve the proposed colors for the house to ensure that these colors <br /> blend in with the natural environment to the greatest extent feasible. <br /> <br />20. All conditions of approval for this case shall be reprinted and included as a plan <br /> sheet(s) with the building permit plan check sets submitted for review and approval. <br /> These conditions of approval shall be on, at all times, all grading and construction <br /> plans kept on the project site. It is the responsibility of the building developer to <br /> ensure that the project contractor is aware of, and abides by, all conditions of <br /> approval. It is the responsibility of the building developer to ensure that the project <br /> landscape contractor is aware of, and adheres to, the approved landscape and <br /> irrigation plans. Prior approval from the Planning Department must be received <br /> before any changes are constituted in site design, grading, building design, building <br /> colors or materials, landscape material, etc. <br /> <br />21. The project developer shall post cash, letter of credit, or other security satisfactory to <br /> the Planning Director in the amount of $5,000.00 for each tree should any work, <br /> utilities or otherwise, be conducted within an area in which potential impacts may be <br /> anticipated. This cash bond or security shall be retained for one year following <br /> acceptance of public improvements or completion of construction, whichever is <br /> later, and shall be forfeited if the trees are destroyed or substantially damaged. In the <br /> event any trees are destroyed or substantially damaged, an arborists' assessment, at <br /> the developer's expense, shall be required to determine the value of the damage or <br /> loss and the resultant sum paid to the City's Urban Forestry Fund. The project <br /> developer shall also be required to plant new tree(s) to mitigate any damaged trees, <br /> with the species and sizes, subject to the review and approval by the Planning <br /> Director. <br /> <br />22. No existing trees shall be removed or impacted by the proposed development. Prior <br /> to commencement of construction, the project developer shall install tree protection <br /> fence, to the satisfaction of the Planning Director, at the dripline of the existing trees <br /> on the subject site. <br /> <br /> A final landscape plan and irrigation plan shall be submitted to and approved by <br /> Planning Director before installation. Said landscape plan shall be detailed in terms <br /> of species, location, size, quantities, and spacing. The final landscape plan shall <br /> include larger and/or denser landscaping be added along the berm area at the front of <br /> the house. <br /> <br />23. All trees used in landscaping be a minimum of 15-gallons in size and all shrubs a <br /> minimum of five-gallons, unless otherwise approved by the Planning Director with <br /> the review of the landscape plan. <br /> <br /> <br />
