14. The applicant's engineer shall demonstrate to the satisfaction of the City Engineer <br /> that the existing 8-inch water and 8-inch sewer laterals stubbed to the site can be <br /> used for an individual house lateral. If the City Engineer determines that the existing <br /> laterals cannot be used the existing laterals shall be abandoned and new laterals <br /> installed. <br /> <br />15. The applicant shall dedicate to the City of Pleasanton in fee title that portion of <br /> "Old" Vineyard Avenue lying within the existing street easement. Said dedication <br /> shall be shown on the first Parcel Map, unless determined otherwise by the City <br /> Engineer. <br /> <br />16. The project developer shall provide a site-specific open space management plan, <br /> including long-term maintenance requirements of the open space area and fire <br /> prevention measures. This plan is subject to the review and approval by the Planning <br /> Director and the Fire Marshal prior to issuance of a building permit. A restrictive <br /> covenant requiting owner to implement the plan shall be recorded with the Alameda <br /> Recorder' s Office concurrent with final map after approval of City Attorney. <br /> <br />17. Concurrent with the recordation of a parcel map to create the single-family <br /> residential parcel, owner shall record with the Alameda County Recorder's Office <br /> the following: (a) annexation of this parcel to the Vineyard View Declaration of <br /> Restrictions (CC&Rs) (recorded August 10, 2004 at 2004-363884); and (b) <br /> amendment of the Vineyard View Driveway Easement and Maintenance Agreement <br /> (recorded August 10-2004 at 2004-363885) to include this parcel in the driveway <br /> easement pursuant to the terms of the Agreement. These documents shall be <br /> approved by the City Attorney prior to recording. <br /> <br />18. The project developer shall submit a waste management plan to the Building <br /> Department prior to issuance of building or demolition permits. The plan shall <br /> include the estimated composition and quantities of waste to be generated and how <br /> the project developer intends to recycle at least 50-pement of the total job site <br /> construction and demolition waste measured by weight or volume. Proof of <br /> compliance shall be provided to the Chief Building Official prior to the issuance of a <br /> final building permit. During demolition and construction, the project developer <br /> shall mark all trash disposal bins "trash materials only" and all recycling bins <br /> "recycling materials only". The project developer shall con-tact Pleasanton Garbage <br /> Service for the disposal of all waste from the site. The project developer shall post <br /> address numerals on the building so as to be plainly visible from all adjoining streets <br /> or driveways during both daylight and night time hours. <br /> <br /> 4 <br /> <br /> <br />
