<br />r <br />I · <br /> <br />. <br /> <br />. <br /> <br /> <br />. <br /> <br />Commissioner Wright agreed with Mrs. Lauer that condition 2.5 should be deleted because it <br />greatly limits architectural design for lots 3 and 6. A discussion took place regarding the design <br />options for lots 3 and 6. Commissioner Lutz suggested that the condition be amended to simply <br />read that the visual impact of garage doors should be minimized. <br /> <br />A motion was made by Commissioner Kumaran, seconded by Commissioner Barker, <br />making the PUD development plan findings and recommending approval of Case <br />PUD-97-16, subject to the conditions listed in amended Exhibit B, dated November 19, <br />1997, and modifying condition 2.5 to require the visual impact of garages to be minimized. <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br /> <br />Commissioners Barker, Dove, Kumaran, and Wright, and Chair <br />Cooper <br />None <br />None <br />None <br /> <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Resolution No. PC-97-94 was entered as adopted recommending approval of Case <br />PUD-97-16 as motioned. <br /> <br />d. PUD-97-03/UP-97-27. Greenbriar <br />Application for Planned Unit Development rezouing and development plan approval for 111 <br />single-family detached homes on 56.2 (+/-) acres located on the northerly side of Sycamore <br />Road approximately 1800' easterly of Sunol Boulevard, and use permit approval to allow <br />an aupair/secondary unit to be offered as an option for house plans #3 and #4. Zoning for <br />the property is PUD (Planned Unit Development) - A/LDR (Agricultural/Low Density <br />Residential) District. A Negative Declaration will also be considered for this project. <br /> <br />The staff report was presented by Greg Plucker. He stated that the proposed applications from <br />Greenbriar Sycamore Valley Company consists of three separate requests for approval. <br /> <br />Mr. Plucker reviewed the history of the North Sycamore Specific Plan (NSSP). He noted that <br />the proposed Greenbriar PUD is the first development application that was intended by the <br />NSSP. He further described the various lot sizes and designs and options that would be <br />available. <br /> <br />Mr. Plucker stated that access to the new development would be provided by way of a new road <br />referred to in the plan as "A" Street. He noted a number of concerns expressed by some of the <br />residents relating to "A" Street and described the various comments and the alternatives that <br />have been suggested.
