He noted that he does not believe his representative was heard at the Ad Hoc <br />Committee. He also stated that he would like to see the 40 foot setback agreed to by Ponderosa <br />shown in the report. <br /> <br /> <br />Ms. Varela noted that she doesn't agree that the project could go to 500 homes and cited the <br />General Plan process. <br /> <br />Chair Cooper noted that with the medium density residential zoning, in theory, there could be <br />quite a few more homes than the number proposed. <br /> <br />Cheryl McElhary, 3707 Mohr Avenue, stated that she feels there is a majority of people who do <br />not accept the Committee's recommendation, and that they want further consideration for some <br />of the things said tonight. <br /> <br />Mr. Meeks clarified that the model homes would be located off of the street that provides access <br />to the neighborhood, and that they would not be marketed from one street. He noted that <br />Condition # 15 addresses the issue regarding maintaining similar rear yard setbacks with existing <br />residential lots and also includes language regarding single-story residences. <br /> <br />Mr. Meeks provided a history of the density and plan modifications for the proposed site. He <br />advised that Ponderosa Homes acted in good faith throughout the entire Ad Hoc Committee <br />process. He stated that he believes a good plan has been presented. <br /> <br />Commissioner Barker asked if consideration had been given to a plan that provided the only <br />access off of Busch. Mr. Meeks responded that the Kolln neighborhood did not want traffic to <br />all go out on Valley. Commissioner Barker asked if it would matter if all traffic went out to <br />Valley. Mr. Meeks advised that he could not envision a plan that would not impact Kolln if all <br />the traffic went out to Valley. <br /> <br />In response to a question from Commissioner Barker regarding school attendance areas, Mr. <br />Meeks stated that he has spoken with Dr. McCurtain and Dr. James of the Pleasanton Unified <br />School District. He advised that they have indicated that they would like to leave this site open <br />to have students attend the school which is closest to where they exit the site. <br /> <br />Commissioner Barker asked about the topic of sound on Waycross and Crisfield along Mohr <br />resulting from traffic from the development. Mr. Swift advised that this area is monitored by the <br />City every two years. He advised that a soundwaIl will be built along one-half of that distance <br />in the near term, with the completion of the second half at a later time. He noted that the sound <br />levels in that area have fluctuated from time to time as the traffic on Mohr Avenue has <br />fluctuated, and that the actual noise levels in those yards has gone down, as a result of the <br />extension of Stoneridge. <br /> <br />Commissioner Barker questioned the timing of the project.
