She suggested that pocket right-hand turn lanes into businesses and <br />housing built in that area be included for all future development in the Hacienda Business Park. <br /> <br />. <br /> <br />Ranjit Sufi, 5255 Genovesio Drive, stated that he and his wife were the first residents ofthe adjacent <br />development and that he would like to see an accelerated schedule for the proposed project. He <br />commented that he felt it is a good plan. <br /> <br />Derek Zemrak, 5222 Genovesio Drive, noted that while he would like to see single-family homes, he <br />knows that is not possible. He stated that he is in favor of the project and that the residents in his <br />neighborhood want a park. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Wright asked if it is feasible to accelerate the park portion of the project. <br />Discussion ensued regarding the issue of the development of the park and the acceleration of the <br />construction schedule for the park, and the possibility of conditioning this requirement. <br /> <br />Commissioner Lutz noted his support for the project. He stated that it is important to fulfill the <br />obligation to provide a neighborhood park for the residents. He advised that he is in favor of the <br />affordable housing, and he feels it is important that the affordable units are transparent with regard <br />to comparison to other units in the proposed project. He noted that this is affordable housing, not <br />lower-income housing. He stated that the 35-year duration to maintain the units as affordable is <br />important. <br /> <br />. <br /> <br />Commissioner Wright stated that he concurs with Commissioner Lutz and that he feels the proposed <br />application offers a better project and product than the previous two projects. He advised that he <br />supports the project whole-heartedly and fully supports the affordable housing component. <br /> <br />Chair Barker asked if the project could be conditioned to require the property owner to insure that <br />the three-acre park is developed prior to the occupancy of any of the apartment units. <br /> <br />Discussion ensued regarding the wording of a condition to guarantee the completion of the park. <br /> <br />Dolores Bengtson, Director of Parks and Community Service, provided additional information <br />regarding the park land and the process involving the Park and Recreation Commission in the <br />development of the parks. She advised that the purchase of land for the 6.6 acre park is on the City <br />Council agenda for next month and with that purchase, the Park and Recreation Commission is ready <br />to move ahead with the planning for that park.
