<br />space per 250 square feet is actually liberal, and as a result, the City changed Hacienda Business <br />Park's standards from one parking space per 250 square feet to one space for every 300 square feet. <br /> <br />. Commissioner Cooper commented that he read that archaeological remains have been found in the <br />Laguna Oaks property across the Arroyo. He asked if anything similar has been found on this side <br />of the Arroyo. <br /> <br />Mr. Iserson replied that he has not heard that archaeological remains have been found on this site; <br />however, the project includes a standard condition of approval that if any archaeological remains are <br />discovered, the developer would have to stop and contact an archaeologist and proceed according to <br />State law. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Mr. Jim Gresham, 7011 Koll Center Parkway, Suite 210, representing Parkway Properties, stated <br />that he has reviewed staffs recommendations, that some of these recommendations are already being <br />implemented, and that he agrees with the remaining recommendations. He requested that the <br />Commission consider the merits of the project and grant its approval. <br /> <br />Commissioner Cooper inquired if the site would have some kind of art work since it would have a <br />water feature. <br /> <br />Mr. Gresham replied that there would be a design element in front of the project consisting of granite <br />slabs set in an interesting fashion with some plants around it, which would function as art and a <br />seating area. The sidewalk would be extended to encourage people to go to the extensive water <br />feature of the Birch Lake project. <br /> <br />. <br /> <br />Mr. Kumaran inquired what the reason was for increasing the square footage of the original <br />approval. <br /> <br />Mr. Gresham replied that the Park would be more cohesive if the site became essentially another <br />phase of the Birch Lake project rather than have a different style of architecture on the site. <br />Moreover, a two-story building would leave more area for parking and generous landscaping. In <br />addition, there would be only one building, set back from Koll Center Parkway by landscaping and <br />parking in front of the building. This would add more to the open feel of the Park. <br /> <br />Chair Barker asked if the required number of parking stalls would still be attained if the dimensions <br />were modified to compact and standard sizes. <br /> <br />Mr. Gresham replied that he intended to request a PUD modification for the universal-size stalls but <br />that he would comply with the requirements either way. <br /> <br />Mr. Kumaran noted that Condition 1S.b. states that the universal stall may allow for a two-foot <br />overhang, reducing the length of the stall to 15 feet, 6 inches as measured from the adjacent curb <br />to the back of the stall.
