Bemal Avenue Access - <br />· Use of this access road would serve mostly motorists using 1-680. <br />· The Civic Arts Commission recommended that the Valley Avenue site only be <br /> permitted if vehicular access can be developed north through the Phase I office <br /> area to Bernal Avenue opposite the Bernal Corporate Park street entry. This <br /> would require approval by the office landowner. It would also necessitate <br /> changes to the Phase I Specific Plan and PUD, which otherwise prohibit a <br /> connection. <br />· This potential access route would require a reconfiguration of the signalized <br /> intersection where it connects to Bernal Avenue. <br />· The close proximity of the Bemal Avenue intersection to the 1-680 northbound <br /> on-ramp may present significant vehicle maneuvering issues that would need <br /> to be resolved. <br /> <br />Laguna Creek Lane Access - <br /> · This access road would serve mostly as an indirect route to: (1) Valley <br /> Avenue north to Junipero Street then east to Sunol Boulevard, and (2) north to <br /> Bernal Avenue via the Pleasanton Avenue extension. <br /> <br />The Bernal Avenue site alternative proposes access connections directly to Bernal <br />Avenue, as well as indirectly to Valley Avenue in two locations. The primary traffic <br />matters presented by each of these three access routes include the following: <br /> <br />Bernal Avenue Access - <br /> · This access would accommodate most traffic heading to and from 1-680, as <br /> well as most other traffic traveling east and west on Bernal Avenue. <br /> · A signalized intersection at the Bernal Avenue driveway access is planned in <br /> the current Draft Phase II Specific Plan, and could readily be constructed to <br /> accommodate the CAC at this alternative site. <br /> · Traffic using this access would not directly impact neighboring residents. <br /> However, parking would need to be carefully screened so as not to negatively <br /> impact the housing to the west. <br /> <br />Pleasanton Avenue (north) Access - <br />· This indirect Bernal Avenue frontage road connects eastward to Pleasanton <br /> Avenue and would provide an alternative theater performance route to eastern <br /> and northern Pleasanton. <br />· Traffic using this route would not impact neighboring residents. <br />· Limited shared parking with the Community Park parking areas would be <br /> possible by way of this road. <br /> <br />SR 05:028 Page 7 <br /> <br /> <br />
