Mike Maslana, 6350 Carriage Drive, stated that he owns the home closest to the site. He advised
that he was a member of the steering committee five or six years ago which worked with the original
developer. He stated that he is pleased to hear that there is no plan to make any revisions to the
plan. He also noted that he doesn't feel there will be any objections from other neighbors. He
informed the Commission that a lot of effort went into the original plan and the surrounding property
owners were happy with the original development plan.

Diane Sass, 462 Hamilton Way, stated that she also served on the steering committee. She
commented that as long as the project remains the same there should not be a lot of negative impact
on the neighborhood. She advised that she spoke with a lot of the residents in the Rosepoint
neighborhood. She noted that the only concern is the amount of off-haul required for the project.
She stated that this issue needs to be addressed and that the use of Arlington Drive as an off-haul
route would be a concern.

Mr. Woods advised that the off-haul issue is a major concern of his. He noted that they are looking
for the best possible solution. Joe Callahan of Callahan Property Company advised that the off-haul
for this development has been reduced to 6,500 yards. Commissioner Barker asked if the Planning
Commission would have the opportunity to address this issue. Mr. Swift advised that the project was
conditioned to require the off-haul route to be subject to review and approval of the City Engineer
and the Planning Director. He noted that a determination needs to be made as to where the dirt will
be going and then the best possible route will be determined.

PUBLIC HEARING WAS CLOSED

Chair Barker commented on the slope, stating that her previous home should have been graded with
a 2: 1 slope, but was graded with a 3: 1 slope which resulted in the lost of about ten feet in the back
yard. She advised that if the site and soils report can support a 2: 1 slope it would be okay. Mr.
Swift commented that there are only two lots in subdivision where the yard is supported by fill at
a 2: 1 slope and that the fill is minimal.

A motion was made by Commissioner Lutz, seconded by Commissioner Wright, approving the
one-year time extension of Vesting Tentative Map 6581, subject to the conditions listed in
ExhibitIB."

ROLL CALL VOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Cooper, Kumaran, Lutz, and Wright, and Chair Barker
None
None
None

Resolution No. PC 97-59 was entered and adopted approving the extension for Vesting Tentative
Map 6581, as motioned.

~

Planning Commission Minutes

Page 8

June 25, 1997
