<br />Mr. Swift confirmed that this item would go before the City Council for approval and then a final <br />plan would be submitted to the Building and Engineering Departments for review. He noted that all <br />issues regarding water, sanitation, and Fire Code requirements would be satisfied at that time. <br /> <br />Mr. Thibault expressed concern about the availability of sufficient water in this area, noting that he <br />had no objection to the construction of the barn as long as the project was done well. He advised <br />that he had spoken with Mr. John Madden regarding the proposal. <br /> <br />Jim Perry stated that he is a real estate agent representing the property owner, Mr. Corbett. He <br />advised that there is a well on the property that was tested in May and that the well pumped over <br />20 gallons of water per minute. He noted that the water table is at 97 feet. He also advised that <br />there is a well that supplies a tank at the top of the hill that can be used for fire suppression. He <br />commented that the septic system was also tested in the last two months and that it is working well. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commission Cooper stated that he believes this is a reasonable proposal and is comfortable that the <br />buyer is well informed. <br /> <br />Commissioner Lutz stated that he feels this is a suitable proposal for this location. <br /> <br />A motion was made by Commissioner Kumaran, seconded by Commissioner Cooper, making <br />the PUD development plan findings and recommending approval of Case PUD-97-10, subject <br />to the conditions listed in Exhibit"B." <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Cooper, Kumaran, Lutz, and Wright, and Chair Barker <br />None <br />None <br />None <br /> <br />Resolution No. PC 97-58 was entered and adopted recommending approval of Case PUD-97-10, <br />as motioned. <br /> <br />e. Extension to Tentative Tract MaD 6581 (Castlewood Heil!hts). Black Mountain <br />DeveloDment <br />Application for an extension to an approved vesting tentative tract map for the subdivision of <br />an approximately 18.6 acre site into 29 single-family residential lots generally located at the <br />southeast corner of the Sunol Boulevard undercrossing of 1-680. Zoning for the property is <br />PUD (Planned Unit Development) - LDR (Low Density Residential) District. <br /> <br />Mr. Swift presented the staff report recommending approval of a one-year time extension of Vesting <br />Tentative Map 6581, subject to the conditions of the staff report. Mr. Swift provided history of the <br />approval of the tentative map, noting that it was originally approved in 1992. He advised that this <br />project participates in the modified Growth Management Program. He noted that a provision of this <br />program is to look favorably upon requests for extensions.
