<br />Ms. Watkins does not know how they would be able to keep the public off the pedestrian trails once <br />they were admitted for the Augustin Bernal staging area. <br /> <br />~~ <br /> <br />The actual cost of the trail system is probably much more than $30,000 and that amount would not <br />pay for very much toward another amenity. Another survey of the residents will be done. The <br />residents will have to approve a capital improvement to supplement the $30,000 bond. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Wright clarified that the trail is agreeably not wanted by the residents because of the <br />potential liability . <br /> <br />Commissioner Cooper will support denial of the appeal. He is sympathetic with the homeowners <br />that again Currin is getting off easy with only paying $30,000. <br /> <br />Commissioner Kumaran asked for clarification of the process of the appeal. Commissioner Wright <br />explained that Mayor Tarver did not want the pedestrian trail eliminated without it being reviewed <br />by the Planning Commission. <br /> <br />Commissioner Lutz reluctantly will support the denial. It is obvious the homeowners want it this <br />way, but he feels the PUD conditions should be fulfilled and the trail system should have been put <br />in before the residents moved in. <br /> <br />Mr. Higdon advised the Commission that the Currins have attempted to start construction on the trail <br />many times over the last eight years. The only reason the trail system was not constructed was <br />because the residents did not want the pedestrian trail. Further, the trail would be like those in the <br />Sierras, unpaved, no removal of trees, etc. He feels the $30,000 is a fair value for the trail system. <br /> <br />Commissioner Cooper motioned, seconded by Commissioner Kumaran, recommending approval <br />of Case PUD-85-15-3M to the City Council, subject to the conditions of approval in Exhibit B. <br /> <br />ROLL CALL VOTE <br />AYES: Commissioners Cooper, Kumaran, Lutz, Wright and Chair Barker <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. PC 97-42 was entered recommending approval of Case PUD-85-15-3M to the <br />City Council, as motioned. <br /> <br />e. PUD-97-06. Pel!asus GrouD <br />Application for PUD development plan approval to construct six one-story storage buildings <br />totaling 70,900 square feet (with an estimated 556 storage units) and an approximately 2,100 <br />square foot two-story building that will serve as an office on the flI'st floor and manager's <br />residence on the second floor for property located at the northwest corner of Valley A venue and <br />Stanley Boulevard. Zoning for the property is PUD (Planned Unit Development) - C <br />(Commercial) District.
