~ith the character of the surrounding neighborhood and ~111 <br /> result in an intensity of land utilization no higher than, <br /> and standards of open spaces at least as high as psrmitted or <br /> specified other~ise for such development in this ordinance. <br /> <br /> d) In the case of proposed commercial developments: bat such <br /> development is needed at the proposed location to provide <br /> adequate commercial facilities of the type proposed; that <br /> traffic congestion will not likely be created by the proposed <br /> center, or will be obviated by presently projected improvements <br /> and by demonstrable provisions in the plan for proper entrances <br /> and exits, and by internal provisions for traffic and parking; <br /> that said development will be an attractive and efficient <br /> center which will fit harmoniously into and ~11 have no ad- <br /> verse effects upon the adjacent or surrounding developmento <br /> <br /> e) In the case of proposed industrial developments: ~hat such <br /> developsant is fully in conformity with the applicable per- <br /> formante standards, and ~rlll con~titute an efficient and well <br /> orSanized development, with adequate provisions for railroad <br /> and/or truck access service and necessary storage; that such <br /> development will have no adverse effects upon adjacent or <br /> surrounding development. <br /> <br /> f) ~hat the development of a~a_r~.~ integrated plan Justi- <br /> fies exceptions, if such are required, to the normal require- <br /> ments of this ordinance. <br /> <br />4). ~he Planning Commission shall act upon the application within 45 days, <br />pending any necessary zoning amendment. In taking action, the Commission <br />may approve the development subject to conditions. Such conditions may <br />include a perforamnce bond of no.t more than 10 per cent of the estimated <br />cost of said planned unit development. Any planned unit development shall <br />be excepted from other previsions of this ordinance only to the extent <br />specified in said permit. <br /> <br />5) Following approval of the plenned unit development by the Planning <br />Com~ssion, the city staff shall ensure that development is undertaken <br />and completed in confo~nce with the approved plans. <br /> <br />6) Planned unit devel~pnmnt approval may be revoked in any case where <br />the conditions of such permit have not been or are not being complied ~rlth, <br />the Planning Commis~ion shall give to the permittee notice of intention to <br />revoke such approval at least 10 days prior to review of said approval by <br />the Commission. After conclusion of such revie~ the Planning Connnission <br />may revoke such approval. <br /> <br /> <br />
