ARTICLE 18.000 <br /> <br /> EXCEPTIONS ~ 140DIFICATIONS. <br /> <br /> Exceptions and modifications of strict regulations of this Ordinance <br />may be made without express approval of the Plannin~ Commission, as <br />provided by this Article. <br /> <br /> 18.100 Ex.isti.nE Lots of Record. In a District where single family <br />dwellings are permitted, a nne-family detached dwellin~ may be erected <br />on any lot of official record on the effective date of this Ordinance, <br />regardless of area or width where the owner does not hold adjoining <br />property. For ~his exception no lot shall be deemed less than 40 feet <br />wide for calculating yard requirements. <br /> <br /> 18.101 On a corner lot, the width of the side yard adjoining the <br />side street lot line shall not be less than 15 feet. <br /> <br /> 18.102 The rear yard of any such lot shall be at least 10 feet. <br /> <br /> 18,200 Height Limits. Height limits fixed elsewhere in this <br />Ordinance shall not apply to the following situations: <br /> <br /> 18.201 Barns, silos or other farm buildings at least 50 feet from <br />every lot line; church spires, belfries, cupolas and domes, monuments, <br />water towers, fire and hose towers, observation towers, distribution and <br />transmission towers, lines and poles, windmills, chinmeys, smokestacks, <br />flag poles, radio towers, masts and aerials; parapet walls less than 4 feet <br />above the height limit of the building; outdoor theater screens without ad- <br />vertising; necessary utility structures. <br /> <br /> 18.202 Places of public assembly in churches, schools and semi- <br />public buildings, where ~he assembly is on the first floor only pro- <br />vided that for each added 1 foot above the height limit, the side and <br />rear yards shall be increased an additional foot. <br /> <br /> 18.203 Bulkheads, elevator penthouses, water tanks, monitors and <br />scenery lofts, where the linear dimension of such structure is less than <br />50 per cent of the corresponding street lot line frontage; towers and <br />monuments, fire towers, hose towers, cooling towers, gas holders or <br />other structures, where ~he manufacturing process requires a greater <br />height. <br /> <br /> 18.204 All such structures above the height limits otherwise per- <br />mitted in the District shall not occupy more than 25 per cent of the lot <br />area end shall be at least 25 feet from every lot line. <br /> <br /> 18.300 Area Requirements. In any district where n~l~aa~ public <br />water supply nor public sanitary sewer is available, the lot area and <br />frontage requirements shall be at least the following minimums: Lot area <br />1 acre; lot frontage at building line - 200 feet. <br /> <br /> 38 <br /> <br /> <br />
